DVC Resale contract listings

I am new to this DVC forum, so please forgive my ignorance about this. We just returned from our DW trip on Wed. We went to a DVC open house on Tues. which was very nice. Recently we have been thinking about becoming DVC members because we go to Disney at least once per year and think this could be good to become members. The one thing I am not sure about is spending 17,000 right now. So my question is would it be alittle bit more economical to look at resale and were is the best place to get info. on DVC resale properties and or contracts? Thanks in advance.
 
These boards are filled with lots of information. I got into DVC just recently by purchasing a small resale contract at VWL. I used the TSS (Time Share Store) and they are wonderful.

Any questions you have about purchasing resale can be answered by them, even if you are not ready to buy. I went through Jamie who is very knowledgeable about the program (she is a member herself).

I was in your position and didn't want to invest that much to start. I was very interested in BLT but didn't want to committ to the minimum committment.

Of course, once I became a member (2/2/09), I couldn't resist and added on 112 pts at BLT within a week. But I am still glad that I did it the way that I did. I still have the small 50 pt contract that I could sell down the road if I decide I want more points at BLT. The smaller contracts tend to hold their value and seem to be easier to sell than larger ones so it has worked out very well for me.

Talk to Jaki or ****. They are great people, have been selling DVC for 15+ years and very low key and professional

I would also recommend that you get on a list because not all the contract hit the websites. The good ones go quickly because they have a list of people wanting specific contract types.

People on the boards here love **** and Jacki at **********.com. We used them in August and would use them if we ever added on. Our purchase closed alot faster than other resales. When you are waiting to close, every day counts and they do a great job of keeping things moving.

I think resale is a great choice. We saved about $5000 over Disney pricing and got the home resort we wanted.
 

Read a bit more on this board about resales, when you decide where you want to buy look at the 2009 and 2010 point charts for that DVC property so you will get an idea on how many points you will need for your vacations then look at the resale sites, some of them wll email you when they get new contracts that suit your needs. There are three main resale companies that deal with and are good with DVC resales. The first 2 as listed and www.dvcbyresale.com I used this one for no other reason than they had the contract that I wanted. It was a very smooth transaction and I was very happy.

Also look at the right of first refusal thread to get an idea of what may or may not pass Disney's ROFR.

It is an excellent resource to give you better idea of what price per pt may lead to success in passing ROFR.

Also, use the point charts for resort(s) you may be interested in purchasing at to get better idea of what amount of points may suit your needs based on

season(s) you'd most like to travel/ number of days you'd vacation for/size villa you'd want -
link is at upper right corner of this page under The Timeshare Store banner & be sure to check 2010 pt chart as well as mentioned by previous poster because there has been adjustments in points beginning with 2010 ( 2010 charts are in thread here on the board iirc, may not be listed along with 2009 on above link ).

Keep in mind if you plan to travel every other year you can divide number of points in half ( with banking you'd have 2 yrs worth of pts to use every 2nd year) and if you plan to travel every three years you can divide number by 3 ( with banking & borrowing you'd have 3 yrs worth of pts to use every third year ). You can always start with a small contract and add-on additional points as time goes on if you find you'd need more points based on changes in travel habits either by purchasing an add-on directly through Disney ( 25 pt. minimum at all DVC resorts; BLT is 100 pt minimum but its been reported by member WilsonFlyer here today that it is temporarily at least been lowered to 25 pt minimum again at BLT for and add-on ). You can also add-on additional points via purchasing contract(s) through resale market.

Keep in mind annual Maintenance Fees which depends upon which resort you purchase your points from - presently ranges from $3.67 at BLT to over $6 at Vero Beach Resort (MFs are multipled by number of points you own). And you may want to take into consideration expiration year :
BLT 2060, AKV 2057 & OKW "Extended" contracts 2057, SSR 2054, BCV BWV VWL & OKW "Unextended" 2042 and offsite Hilton Head Island & Vero Beach 2042.

Most important buy points at the resort you want to stay at MOST because that will give you 11 month booking advantage there which is often important especially at popular travel times.

There are some links on the top of this page that will help you -- and lots of other threads on this forum (and others). Definitely good that you didn't buy right away, before doing more research. You can always buy full price from Disney if you want to (but one or two smaller resale contracts seemed like the best way to go for me -- just bought one; you want to get a contract that has enough points for a reasonable stay every year, or every other year, but resale contracts do have more closing costs than direct buy, so you don't want to get a whole bunch of them).
"Buy where you want to stay." And make sure you take into account all the additional costs you will be taking on (annual maintenance fees, all the other costs for each trip, going more often, etc.).
