DVC Rental Questions

I'm new to the DIS board, and just heard about DVC point rentals. I'm sure these questions have been asked and I maybe asking them in the wrong forum. Sorry. I'm new.
Is there any really big difference in renting DVC vs booking directly through Disney? I know with DVC you can't get discounts or free dining. But that doesn't seem like that big of deal. Book direct for 9 day stay $9000. Book DVC $6000. $3000 difference is pretty much the cost of the dining plan plus park tickets.
Can I still customize my magic bands with DVC? Can I use ME app with DVC? Can I still have purchases sent back to my room with DVC? Is there anything that I won't get with DVC that you do get with a direct Disney book?

Yes to your questions, it's the same as a any WDW guest as far as privileges.

Most members do not allow changes or cancellations and require full payment.

Renting DVC is a private agreement between you and the renter, Disney will not get involved if there are any issues.

Limited housekeeping.

what DVC villa type are you looking at? if it's a 1BR/2BR, are you comparing it to a 1BR/2BR or a 400 sq ft hotel room?

but yes, DVC rentals will only cover accommodations - dining plan/food and tickets are separate.

yes. free parking at the parks and free bus service from the airport and all that - yes.

the biggest issues are that you would lose the ability to get a refund if you cancel and daily housekeeping.
 

So as I'm looking into this more, these are the numbers I have come up with.

Disney Booking
2 Bedroom BLT Lake View - 10,935.00
Disney Dining Plan - 1923.66
6 Day Base Park Ticket - 1579.50
Total - $14,438.16

D's DVC
2 Bedroom BLT Lake View - 6608.00
Disney Dining Plan - 1923.66
6 Day Park Hopper Ticket (Upgrade since I'm saving money on DVC) - 1966.00
Just for fun Memory Maker - $199.00
Total - $10,696.66

DVC with all the extras is still cheaper than booking just a resort through Disney. Am I missing something? This seems just too good to be true.

Housekeeping isn't an issue. I have smaller children who will be needing naps throughout the day, so less interruption from housekeeping is a blessing. And I don't see cancelling being an option. We are going no matter what.

Another question about DVC, will I still be mailed the luggage tags for Magic Express? Oh, and while I'm there can I receive a bounce back offer?

Thanks so much for everyone's help so far. You have no idea how much I appreciate all the feedback. By the looks of those numbers I can make all my family's wishes come true.
 
What season are you planning on going, and for how long? The $6,000 number looks pretty high to me. Generally rentals go for $11-$14 per point.

You can click on the DVC Point Charts link at the top of this page and figure out how many points would be required for your stay.
 
Also, if anyone contacts you by PM offering to rent you a reservation, report it to the moderators. That's a gross violation of DIS policy and they know it.

Yes, if you request Magical Express you will still receive the tags as normal.

I am not familiar with "bounce back" but if it is an offer to return soon, those don't apply in DVC's case as owners will come as often as their time and points allow. But you will still be on Disney's mailing list and will get offers for regular cash rooms and many specials.
 
I'm looking at going during the month of May. That's the price given by using D's point calculator. The price from Disney is with tax included.

For May 2015, assuming a 7-night stay in a Lake View 2 BR, the points cost is 356 DVC points.

If you multiply that by the $11 and $14 I cited above, you will get the range of normal rental prices...which is well under $6,000. Like $1,000-$2,000 under.

You need to do a LOT more research, including going to the DIS Rent/Trade board and reading all of the "stickys" about renting at the top of that forum.

Incidentally, there are no taxes on DVC point rentals. The applicable taxes have already been paid by the owner of the points.

We are looking to stay 9 days. I will look into the Rent/Trade board. Thank you. This is just the start to the planning. So much to learn. You have been a big help.

The big differences are the savings and the risk, more of one generally means less of the other. Other than that it's generally no taxes on a private rental though the owner is supposed to pay the taxes and the loss of daily housekeeping.
