Has anyone seen the new price increases for buying directly through Disney? :confused3 I talked to my DVC guide today, and she told me that Saratoga Springs has gone up from $99 a point to $106 a point...ouch. :sad1:

The two most recent SSR resales I've seen sold for $55...both loaded with banked points.

You have to wonder how many suckers DVC will find at $106...but they'll nail some.

We went on the tour with friends we took to WDW a couple of weeks ago. The guide said the prices were increasing on 1/17.

Lots and lots. Just look at any other timeshare developer, most of which have even larger spreads.

I don't understand it. Unless sales are booming for them. I just don't see the value in it at that price. I get it doing my math comparing it to values and moderates. But once you start geting this crazy buy in prices (like $140 per point at BLT) it just doesn't make sense......at least not for me.

I guess it makes sense for people who usually stay in deluxe accommodations every time. I know I could never afford that. I bought in so I could GET the deluxe accommodations for value to moderate pricing.

I'm assuming salesman really catch people caught up in the magic. I know I could never contemplate spending that kind of money tied up in that kind of commitment on that short of notice. Took me almost a full year to finally decide to buy in.

Your response to my post matches my thinking. If you don't mind my asking, did you purchase direct or resale? If you purchased resale, did you have a good experience?

Thanks,
Brett

I agree with not going direct at these prices. While we did go direct with each of our purchases, it was awhile back when prices were somewhat reasonable. The highest we paid was $96 per point at AKV on a 50 point add on. Everything else ranged from $65 to $84 over the last 10 years, direct.

Now with the prices this high direct, especially at sold out resort where the contract expire dates are no longer 50 years away, we wouldn't even consider a small add on directly through DVD.

However, that being said, one must take into consideration that not everyone is in the same boat. Financing through Disney may be easier, doesn't show up on the credit report and can be a 10 year loan (or longer? we never financed so I'm not 100% sure of length of loans or interest rates). Whereas with a resale one needs to pay much quicker? I understand people can and do use their credit cards, or take personal loans, but it seems that Disney makes it easier than that, and the paying out of the purchase may be easier for some when go direct?:confused3

I don't know much about that, as you can tell, but I'm thinking this may be reason that people prefer to go with direct through Disney as opposed to resale....

Do you mean my response? If so then yes, we bought (well in the process of buying) resale. We are waiting on Disney with the ROFR process. We submitted on 1/10 so another 3 weeks of waiting, and then closing hopefully. We bought a contract with June UY all 2012 points coming, and 94 banked from 2011. So far it has been painfully simple. We were searching with the Timeshare store, the forbidden place (shows up in a google search for DVC resale) and DVC by resale with Shontell Crawford. We purchased with Shotell. That's who the contract we wanted was listed with. Hopefully closing is smooth and quick after ROFR.

I did consider the purchase over an 11 month time frame. A lot of people told us we're crazy (My brother being the biggest). Kind of ironic now that he is going there as often as we do with his kids. He has started renting points to travel there, but tells me I'm nuts for buying! He just doesn't want the commitment, but we do so we took the plunge.

I was also wondering this. I wonder what AKL is now. My husband and I are thinking of adding on soon so I like to know what direct is compared to resale.

I am sure they will get some especially those who finance and are on vacation so do not look into anything else but Disney, some may not even know about other avenues. I didn't until I came to the DIS.

When you get the DVC sales pitch, they tell you that it will take about 7 trips to "break even" vs. paying rack rates for Deluxe resorts. And that's pretty much true. HOWEVER...what they don't tell you is that if you compare buying direct to RENTING DVC points (assuming $12 pp) then it actually takes you 13.5 years to break even. That's a big difference.

Using the same numbers on my BWV resale purchase, we will "break even" vs. renting points in 6 years. That's a pretty big difference.

Given that, can anybody give me a reason why I would want to buy direct?

We were there last week and had a DVC open house. AKL is $125 per point and BLT skyrocketed to $155 per point!!!!

A lot of people buy through Disney because of fear. I admit... I am nervous about mailing a check for 15K in the mail and who knows where it is going or who it is really going to! I wish I could just put it on a credit card so it at least could be tracked!

One thing to remember, DVC prices are going up But so have the cash rates to stay at Disney Resorts.

I'm going to guess (admittedly without doing the math) that the cash rack rates are going up more slowly, on a percentage basis, than the direct purchase prices.

And, the DVC point rental market is barely going up at all.

We are paying 2000 on our credit card and the rest will be done via wire transfer. That seems pretty safe to me.

correct....and the rentals have been stagnant for the past 6 years plus.
