DVC Pay Back Threshold

Does anyone know from experience what the current DVC buy back threshold these days? I have heard $65 but I wonder if it uniformly enforced across all resorts. Seeing Disney now offering Vero at $60 makes me wonder how uniform the buy back policy really is.

I called about a resale this afternoon (Timeshare Store) and was told that the threshold is $62.00 for all resorts.

If they are selling VB at $60 but buying all resorts at $62 it makes me believe that the buy back for VB may be different or perhaps non existent.

I have no direct information since the price increase in June. I can tell you that just prior to that, when the price was $75 per point, the level was reportedly at $58 per point. I had 220 BW points bought back by DVC at $54.50 per point with buyer (me to start with) paying a prorated maint fees and all of the closing. This one had some points but only about 15% current points plus some reservation status points (about half a years points) and all points there for a June use year, this was in Jan. DVC then let 333 points go through at $54 pp with seller paying closing and NO maint fees paid by buyer. Admittedly, it was a stripped contract with no points until December (6 months out) but with no fees or closing, it was as good or better a deal.

It only makes sense that DVC will buy back WDW points at a higher price than VB or HH. I wouldn't be surprised in they let VB by at $50 per point. Remember though that the buy back is a program designed to minimize the competition of resale to the DVC direct sales. They will not look at each contract submitted in very fine detail. That may mean they lose money or don't make anything on many of the resales they do buy back. For that reason, they might buy contracts that don't make sense for them to do so and at the same time they may let others go through that they probably should buy. Creating the uncertainly is part of the game at hand.

My guide told me that if Disney buys back a contract, they can dissolve the contract and break down the points for resale in any amount(s) they choose. Therefore, I would think it would be likelier for Disney to but a larger contract at a sold out resort and turn it into small add-on sized packages for current members looking to buy.

Regardless, DVC has been less likely to buy back larger contracts over the years.

I agree with Dean. I don't think Disney is interested in selling anything except actively marketed resorts with available points, i.e., BCV. They are only exercising ROFR to keep resale prices up (and closer to their own), and I suspect most of what they are selling as small 50 point or so add-ons for sold out resorts are points that they have come by through owners defaulting on loans or dues.

We just closed on an OKW resale of 310 points at $62 PP. Disney did call our agent and tell him that the sellers had their 2001 points that they did not bank, and since it is an Aug use year and at the time they only had another week to use them, Disney allowed the sellers to bank them for us. So we ended up getting an additional 310 points -- Does that sound like a problem or what:) The agent we worked with said there's no ryhme or reason to what Disney does. Today $62 goes thru tomorrow it won't.
