Rentals are members booking their own points. What they choose to do with the room once it is booked is up to them

If you want to travel best thing to do is book at 11 months. After 7 months it’s first come first served

Do we know how many points were traded out every year for cruises and ABD? If people aren't doing that right now, that would impact how many people are trying to use them in WDW. Same with people who would use them in Paris, Tokyo, etc. If WDW is the only place that's (kinda) guaranteed to be open, then it makes sense to me that more people would opt to book there this year or rent their points out if they couldn't use them.

I'm kinda surprised that DVC and DCL haven't offered more point specials this year to balance out demand between the two. Both would benefit.

Bc I am looking at the rental section of this forum, and man, that looks a lot diff then 5 years ago.

Or just do a quick Google search for DVC rentals and see what that returns.

Here's my 2 cents (or 1.25 cents after inflation) - You may have increased availability for a short time after the halt but owners will be quick to adjust - either they will adjust their travel habits to use all the points or they will sell to someone who will use them - net effect=Zero.

Almost no one will continue to pay our ever escalation maintenance fees and not use their points - the market will adjust to the ban and move on.

Yes, but I think the point of the post was that not as many members are trading out as were prior to COVID, given the changing situation, and different countries requiring different protocols. Thus those points are being used by the members that would normally trade out of the DVC system are now being used to book DVC Resorts, and are grabbing availability wherever they can. Overall, not much of an effect, but we could see it negatively impact availability in the short term.

Maybe, although I do not share your opinion.

Because rentals are expressly allowed (in the documents w all signed at purchase), I do not think there is an easy way to stop them. Any method that I've seen proposed comes with unpleasant consequences. As the saying goes - be careful what you wish for.

Most of us just prefer to deal with tight availability by booking early, especially for the more popular times of the year. My personal opinion is that 2023 or 2024 will bring availability more in line with what we are used to seeing pre-covid. By then, a lot of the pandemic "point glut" should be absorbed. YMMV.

DVC doesn't need to stop rentals.

DVC needs to raise the points cost of Studios, raise the points cost of the Fall seasons, and raise the points cost of Standard View units.

They need to lower the points cost of 1BR and 2BR, lower the points cost of Summer, and lower the points of Premium View units.

Expensive nights are too expensive and cheap nights are too cheap, creating a severe demand imbalance.

To double down on this they are not acting in the owners best interest by not doing so, which they intentionally do to try and push new dvc members who only want studios and are swayed by the pricepoint.

Aulani owners staying at WDW wouldn't be a problem if some WDW owners would go to Aulani once in awhile. Maybe the new Hawaiian Airlines direct route from MCO to HNL will help.

Maybe Disney's overall strategy for raising prices is to make actual vacations like aulani seem more reasonable!

Yes and no, if members may be willing to piece together a reservation, but full price cash rental guests are unlikely to be willing to move that much...Disney would likely try to grab room that have availability for 5 to 7 nights for the cash rentals, and not fill in every single bit of availability. Remember that once traded out Disney has at least 4 months, often longer, to grab those rooms, as members have to trade out at least 4 months before the end of their use year, and I would suspect many people that trade out, do so much earlier. Giving Disney a better selection for cash rooms, much like members booking in the home resort window. ALso remember that every point traded out, isn't necessarily rented out by Disney, which partly explains the large number of points needed for trades.

This seems like the most likely explanation for the relatively low number of points required for studios. I’ll bet a lot of new buyers figure they’ll be happy with studios (after all, they’re a step up from a basic hotel room), and the low points requirements keep the purchase price to secure a week or two in a studio pretty reasonable. Then they (we) get a taste for the bigger units and we buy more points.
Studios are the DVC gateway drug .

Renting anywhere at 6 months has always been dicey.
Before 7 months, except during really busy times such as holidays and Food and Wine) was relatively easy. Under 7 months has rarely been easy. Especially during Food and Wine, which is still going on in 6 months. Fall has always been a very full time for DVC.

November 3-6 is the Wine and Dine Half Marathon weekend. After our 1st rundisney experience of trying to run on feet tired from several days in the parks, we started booking 9-10 day trips, with most of the time AFTER the races. We book almost all of our trips at 11 months out - we like our home resorts and learned early that the earlier we book, the better chance we have of getting what we want.

We actually had our 1st off-property stay in years occur last month, because we were really late deciding to run in the new Springtime Surprise race weekend. I couldn’t find the days we wanted in ANY studio ( and we weren’t willing to switch resorts mid-stay on top of racing), so we stayed at a hotel at Flamingo Crossing. I’ll be better making advanced plans for our next race weekend: I never again want to stay in a hotel with no bathtub and no hot tub when we’re running!
