DVC members and dues??

Hello: When a DVC member stays at a non-home resort(OKW member staying at BCV) does this help reduce the annual dues for the BCV owners? Thanks
 
I don't believe so, at least not directly. The only thing that helps reduce dues is when non-reserved member rooms are released at 60 days to CRO and they rent them for cash. The income comes back to the members in the budget as "breakage income".

In thinking about this, wouldn't it actually put pressure on dues to increase due to increased wear and tear on a resort and actually help lower those of the home resort? Maybe there is some kind of behind the scenes payment that is made between the books of each of the resorts to help pay for use? I suppose in the big picture of things it could even out?

No- non-home point reservations at DVC resorts have no effect on dues at that resort. Dues can be affected by "Breakage Income". This is income gained by cash rental of villas unreserved using points. It does not include cash rental of villas available due to members using points for non-DVC options (like the cruise, Concierge or Adventurer Collections).

In theory, all DVC resorts except SSR (only because it has not sold out yet) should be filled every night using points owned by those that own at that resort. The 2-4% owned by DVD are designated for use when rooms are taken out of service due to renovation or other maintenance. When not needed for that purpose, they may be rented by CRO. That income has no effect on our dues. Non-home resort member's ability to reserve at a resort is entirely dependent on availability at 7 months. If the owners of a specific resort have exercised their home resort reservation priority, there will be no opportunity to "exchange" into that resort using non-home points. Only when owners at a resort have neglected to take advantage of their priority will there be availability at 7 months for others, but dues are not dependent on point reservations from other resorts. Dues at each resort are based simply on the cost to the owners to operate and maintain their chosen resort. If owners choose not to use their own resort, other DVC members are free to make reservations without any effect on dues at either resort.

Hello; That's what I was wondering. The BCV are very popular and if members from other resorts are staying there and there is no compensation from their home resort, then I see this as a problem. It would be like you buying a house and living somewhere else. Your expenses for your house would be lower since you don't live there. Maybe that's why OKW dues are so much lower, those members are staying in everyone elses resorts. Just kidding. No flames, please, Just asking questions to better understand this whole dues thing. Thanks
 
OKW dues are lower for several reasons...there are no interior hallways to carpet and maintain, no valet parking attendents to pay, no pool slide to pay lifeguards (until now), and no room service people to pay.

Dues are higher at BCV because of the "hotel" feel of the resort, including the availability of room service, those interior hallways, SAB, and valet parking. Not because folks from other DVC resorts are staying there.
 
It can work the other way around. I own at BWV but stay at OKW for 6 nights a year.

Exactly. Owners at other DVC resorts can stay at BCV only to the extent that owners at BCV stay at other DVC resorts. So it all works out.

But, the "expenses" of BCV have already been met by owners' dues. And, the reality is that most owners will use their points. If not at BCV, then at another DVC resort. And, those owner's dues will stay at BCV, and not go to the resort they are staying at.

I do agree, however that more wear and tear happens at BCV because RARELY is there any vacancy at BCV, so it is harder to take rooms out of circulation for repair. But, the resort was sold to "capacity" and is often booked to "capacity"...that's what owners pay for....OKW members do not get a "refund" on dues because it sits with rooms empty sometimes...the costs to operate are the costs to operate...and all resorts are budgeted to be "full" all the time.

And, in reality....at most times of the year if you call 1 week out....you will find little or no vacancies "at the inn"....DVC rooms are FULL!!! (If not by member, by CRO...which DOES give us a break in rooms).
