My boss wanted to go to Disney and stay at Premium resort (contemp, Poly or Y&BC) in April. The best proce that he could get was $485 per night (for 6 nights) = $2748!!!!!!!!!

This is just one trip!! Rates seem like they just keep going up. Disney seems to be able to charge high rates because the hotels are full.

I am sure in 5 more years it will be $1000 a night.

DVC could be the best bargain ever!!
 
Well if you insist on booking the best resorts during Holiday Season less than 3 months in advance, you will pay through the nose. You would pay a lot of points too! A week in a 1BR suite during "Premier Season", the DVC equivalent of Holiday season which includes April 4-17, is 350 points at BCV, or a cash equivalent of roughly $3500, which is slightly more than 7 nights in the room you mentioned. A studio is "only" 181 points, or roughly $1800.

I thought the cash equivalence in $/pt was really closer to about $6 rather than $10. 350 points would then be about $2,100. The $10 figure is basically what the point rental fee has been averaging.

back when the Polyn and Cont were new - you could get them for the same price of the Sheraton or Holiday Inn - $39 to 49 a night - oh how I wish.....
 

I would say that the cost per point is in around $9. This cost includes the purchase price and dues for the life of the contract (to 2042 at OKW). My key assumptions are:

1) Points purchased at $70 per point. This is what I paid through resale.

2) Dues would increase each year at a rate of 3.5% compounded annually. At OKW this implies the annual dues will be priced at about $12.70 per point in the final year.

Obviously you can get a differant price per point if you adjust either the purchase price or the rate of increase on the dues.

Even with the rate of $9 a point I still feel I am getting a great deal. That will give me a studio at OKW for about $105 per night(based on Choice season at OKW and a weekly point allotment).
 
Yes but keep in mind that all he is getting for that rate is a studio. He is not going to touh the Easter weekend so it is not during the highest point time. He planned this many months ago. My only point is that it appears Hotel Prices are soaring. I think Disney can charge this when the hotels are full. Try this select a week in the future and check the price of the Beach or WL for 1 week.

I tried June 20 to June 27 at the BCV and the rate is $3746 for 7 nights. OVER $500 per night for a regular week in the summer.

Try them all, they are over $500!!
 
I figure that we will get ours "paid" for in 4 to 5 trips.

We are going in April of this year 25th -30th...I priced out our rooms (we are getting 2 studios) it would be over $2300 for each room! (it is only costing us 110 points)

I also priced out next Christmas season (leaving before the 25th when prices jump for the holiday) for the 2 studios...again over $2300 for each room.

Those alone come to over $8,000

Do this for a few years....I feel confident that DVC is a good deal.

Some pessimistic people bring up the yearly dues...hey...If I can pay $600 or whatever it is a year and go there twice a year or even once...stay at a delux resort...I say it can't be beat!

Actually I am waiting for them to offer a BIG discount for the Cruiseline...we love to cruise and are putting it off til the baby is a little older...but I would LOVE to try the DCL...

It would depend on how you view it. Most of us would view the value at least $10 pp. You can't just take what you paid and divide by how many years usage then add the yearly fees That oft used but flawed method will not give you an accurate or reasonable value.

There is no deluxe resort or DVC studio that has a rack rate for a typical room during Peak season that is over $500/night, not even incl tax. See eg http://www.mousesavers.com/roomrates2004.html. The highest is GF at $444 +11.5% tax = $495. Others are considerably lower. It is conceivable that some resorts may have booked up and only be offering the higher priced rooms, but I think it just as likely that you are getting overpriced quotes. Are you getting package quotes which include LOS passes?!

I am not arguing the point that DVC is a good deal (I'm a member too!), just wondering where you are getting these inflated quotes.

Our good friends have decided last minute to go our spring break, the last week of March. They have never been and I am so excited for them. Anyway, she made numerous calls to WL to reserve a room the last 2 days. She was trying to use a code I gave her. They kept telling her that no code rooms were available. She even considered a concierge room with a code, but when she called back to reserve it, the person she talked to said that wasn't available. She called again yesterday, and finally got someone that was willing to try to find her something. Rack rate for a standard WL room was $289.00!!! I about choked! Anyway, once she told the CM they might just have to wait, and come next year because they couldn't pay that much and WL was really where they wanted to stay, the CM suddenly found them a standard room with a code rate!!! Even with the code they are looking at around $1250 for 6 nights. I just keep thinking how much I love my DVC.

I am having trouble understanding how this would be a good deal to buy.

If I BUY, I pay $79/pt (150 points)thru Disney for the loan which is $16500 total costs for the loan

ON TOP OF THAT, I have to pay roughly $4.00/pt for 150 points for 50 years. That total figure is $28500

$16500 + $28500 = $45000

I'll be paying at least $45,000 over 50 years for a timeshare at Saratoga.

If I RENT from a DVC member for $10/pt. I don't see that price increasing to badly....

So a studio at OKW is 55 pts at the time I like to go. Total cost is $550 per year multiplied by 50 years = $27,500

A difference of $17,500. I just can't see that the price of renting will increase by that amount.

What do you think?

Apples vs. Oranges. Try this:

If you rent 55 pts per year for 50 years at $10 pt: $27500

If you buy 55 pts at $79 = $4345. Even if you finance $4000, the total cost shouldn't be more than $6000. Calculate dues of $4/pt for 55 pts for 50 years: $11000. Total: $17000. You'll save over $10,000 - more if you can pay the entire $4345 up front.

The trouble with your comparison was comparing buying 150 points with renting 55 - no wonder why renting seemed cheaper. ;)

Without getting into too much detail, let me first point out that with that 150 point contract that you are speaking of you could stay almost 3 times longer in the OKW studio you mentioned, so really to compare you would have to rent all 150 points which would be $1,500 a year X 50 years = $75,000 so now you have just saved $30,000 in your example :D

I don't look at DVC as an investment nor a cost....I look at it as a plan for my future vacations w/ my family!!!!
 
Another problem is assuming that the cost of renting points won't increase much. What my points cost me will be relatively fixed. I paid for them years ago, and the only costs that increase now are dues.

But their value will continue to increase. Those points represent WDW rooms, and room prices will surely go up. In ten years, a BWV 1BR will still be 30 points in Magic season. But the cash price could easily be $1000 or more. Don't assume that you will be able to rent that room for $300 in ten years.

I suppose there will always be people around that will rent you points at their cost, but you're more likely to find people that want to get a fair value.

Hi, you should encourage your boss to investigate the rates at disney resorts some more, for instance, you might share with her the url http://www.mousesavers.com - my mother in law has a room booked in cont. tower April 17-23 at ~$270 a night - originally she was going to go with the garden wings, but it was only about $40 more per night to book the tower. Typically, one does not find the best rates through travel agents, and it is possible that your boss is not aware of this - there are certainly better rates out there that you could help your boss find with a little investigation! It may not be, DVC is not for everyone. You've already been given the apples to apples comparison on 55 points. DVC truly only makes sense for one who will go to Disney most years and stay at moderate or better on property. Otherwise the numbers will never balance. Even compared to a moderate, DVC won't save you money, only give you more for roughly the same amount, assuming a studio. What DVC gives you mostly though is the luxury of space and amenities. This includes the whirlpool tub, full kitchen (mini kitchen for studio) and a controlled cost. Essentially a deluxe option for not that much more than the moderate. Still, if one does much trading (CC, DC, II, etc), weekends or the like, the numbers may never balance.
