Looks great! But i'm not sure what you're looking for in the "down payment" area. A percentage, or a total dollar amount? You may want to clarify. Otherwise, it's great!
 
Why do you say there is no such think as Rack Rate? not everyone qualifies for a discount rate and some do pay rack rate.
Grin - MANY people also pay list price for a new vehicle :). We choose to tally GP offers - and treat these as REAL "Rack Rate". We only do so for the periods, and destination, that we will actually be going to. This gets easy for us, as we always go to our HOME DVC location at WL.

Prior to joining DVC? We could not help but notice a very LONG string of typical 25%-30% Main Hotel discounts. So these days? We TRACK them. No discount in our time period? No problem - our spreadsheet reflects RACK (a rare occurrence).

All WE do is to track REAL OFFERED MAIN HOTEL price for our vacations, vs advertised Rack - which tends to be a bit of a myth :). A good 7 years of data to back that claim up :).

The thing though with GP offers, is there is a limited amount offered. After that, rack is all that is available. Which is why it is so hard to assign a true value. Disney hates to discount and for many years did not offer any, except Florida resident and the occasional annual pass discount, again very limited and not available in all room categories.

Yup, like... except for one thing....

WDW continues to offer an average 25% Rack discount to anyone, any time. All one needs to do is look. FEW people look.

Now - this is NOT a good thing for WDW.... too many people have figured this out. WE certainly did: prior to joining DVC? We played "Book, wait, lurk, call"" - and lowered our costs over 6 years by doing so. Sammie? I've got the receipts :).

The discount cycle IS going down - we saw that around 2012. And that is why we bought into DVC.

Still? We look at OUR booking dates. We go into the site without logging in. We check "real Rack" for OUR booking dates. And that number goes into our spreadsheet. We calculate DVC payback from REAL ADVERTISED GP RATES, over the place and time period of OUR vacation.

It's very hard for anyone to predicatively analyze this.... They just don't have the data :(. WE don't have the data, until about 4 months out :(. WDW chooses to not share it :(.

Our break even will occur on our Nov 2018 trip - based on REAL MAIN HOTEL RACK RATES, 2012 to present :). Not really bad..... REAL payback at about the 6-7 year mark :).
 

Nice Job. No idea how accurate it is, but it is a fun little tool.
