I was looking into direct purchase again, I have one direct and one resale.
There is a promotion for direct purchase now - a representative told me, he's off for a few days so I dont know what it is.
He said that me waiting till Monday will be beneficial etc. He asked if I had any future reservations or an idea of dates for my future reservations.

Does anyone know what the incentives are or might be? any thoughts?
 
That sounds like the Welcome Home incentive. They are offering a welcome home incentive of $1500 for having any WDW stay booked.

Along with that there is also the developer credit, and magical beginnings (where you can sell back your first year of points for $22/point). I think it's supposed to change again soon in early September, but I don't know if the incentives will be more, stay the same, or be less. Right now incentives are the best for VGF add-ons, I added on 150 there this month.

The last offer my guide sent me was on 08/10 …. Grand Floridian had point discounts from $5-35 plus developer credits from $750 - 15500 starting at 150 points … SSR resort also had a developers credit of $1000-34000 starting at 100 points …. with that being said my guide called me yesterday as well but I wasn’t able to answer to see what he had to say. Perhaps better deals coming?
 
Yes, he told me about the developer credit as well as the Magical Beginnings.. do you have to sell it back? It seemed like an automatic reimbursement.

hi ... yes, I saw a few charts and see the "5" or "?" vacation credits, unsure what that is, never inquired before of what that is. You get an extra point(s) per year... like 5 does anything LOL :)

5 points is $1085 savings at 217/pt. So if you buy 150 pts you are paying for 145 pts, but getting 150 pts.
 
I just emailed my guide. I’ll update if he gives me any good intell.

I'm on the fence with resale or direct at this point.
Direct seems to work faster and not waiting for refusal which might happen if too low of a cost. Disney will kick it back. Hate that waiting game!
 
We only have direct (2 contracts/total 160 points) I couldn’t speak more positive of that experience. Whole thing was a done deal after a 30 minute phone call and a few e sign documents. Tried the resale thing but had an offer accepted only to find out the points on the listing were not correct so we terminated our offer. Many other offers not accepted so direct worked for us. With the prices of today though I have to say we are considering looking closer at resale to add a few more points. If you want a no hassle experience and have all the benefits of ownership now and future AND can afford to pay cash I recommend direct. Others will call me crazy.

I started with a direct, than years later 3 resales, now just added a new direct. I got used to the waiting game, so direct this last time was a shock at how fast it was. I had the points and the new contract already listed on my membership before I even hung up the phone when I was buying. I wanted to get some new unrestricted points to use, and the VGF points are also valuable as a home resort, and probably will sell at a good price down the road if I decide to do so.

That being said, I still like resale for the prices I got on SSR and BRV. If you want to stay at SSR and BRV (which we like to do), you can't beat the resale deals on that!

We like having both direct and resale, for that reason. We typically go once a year, maybe twice and stay for a long time, so we just stagger using the contracts.

Thanks. I printed out a few charts etc and even the rep told me that aulani is the best value across the board. I have GF and CC.

Yes. I bought 150 each direct and resale. Own CC and GF. I was looking into AKL for my grandson etc but was told aulani is the best bang for the points now.
I thought 300 would be enough per year. Think I need more as we grab a 2b since there is 6 of us now that travel together for the most part.
Also peek seasons eat up points.

My grandson cant have one yet due to age.

I figured 20 years more on a new contract isn’t bad as I’ll be too old to do anything anymore hahaha
Also Vero Beach is cheaper but their maintenance fees. Wow.

Yes I’m worried about resale again and the right of refusal and the waiting.

Yeah, if you are interested in Aulani as a home resort, the deals are really good. I was only looking at WDW for home resorts currently.

I would love to go there once or twice, but not into the 'home resort' 11 months type thing.

But, If you only want points, and are not interested in Aulani as a home resort don't jump on it before you consider other factors, such as dues. Right now dues at Aulani are over 9 dollars/pt, whereas VGF is $7.33. That's almost an extra 300 dollars/year in dues each year for 150 points. Factor that in over 10 years - $3000, 20 - $6000, and so on...

You may not save over the long haul, consider that.

One comment on waiting until next weel is if you were looking for a September use year and wanted to use Magical Beginnings, you would need to let you guide know by tomorrow or Sunday (the fine print says you have to notify them 4 days prior to the end of the UY but I don't think I'd risk waiting until the 27th) so you could sell back the 2022 points. It would really stink to miss out on this by a few days if that was your intention.

Unsure why the rep told me he and I would discuss on Monday and if I had a reservation there is another incentive but I called and another rep said they don’t know what I’m talking about.

It was mentioned that i should add up what’s better value. I took the monthly payment, as I’m financing, and adding it with 10 Years and then 31-46 years maintenance.
I just want the points. Don’t care about home resort. That’s why I was considering renting but that’s like half the cost of a 150 contract purchase.
