DVC Incentive to buy - Free stay or park passes or hopper add on?

Yea, we should close on our resale purchase just before we go. Plan was to do tour and see if we could add on 25 pts direct same UY at our home resort.

There's definitely no "pretend interest", it's legit. Just wasn't sure what they offered. Heck, I'd be happy with fast passes so we don't have to wait so long to ride Avatar-Flight of Passage.

The FP they give out do not include rides in pandora, 7dmt, or PP. They will give you a $50 gift card and the FP with the above rides not included, though.

Yea, they clarified that over the phone when I scheduled our tour. We should close right before we go on our Resale Contract. So we plan to buy some direct pts too, just not sure if we want same resort or not. Again, any gift card would be great as we are skimping this trip and not getting a meal plan since it's only 3 nights. It's more of a business trip so to speak. Should officially be members in the next couple weeks. Can't wait to finally see what we bought. :mickeyjum

I've only heard of people getting giftcards who are not DVC members. I got a $50 GC for a DVC virtual tour and a $100 GC for a tour of DVC at the Poly. Those were targeted offers to get frequent visitors to check out DVC. The virtual tour, we got an email to do and the Poly tour we had an invitation in our hotel room. We did eventually buy at the Poly when we came home and did some research on the product.

if you get direct points at a separate resort -- make sure they are deeded exactly the same as your resale contracts so they show up in you membership account -- and make sure you get enough points to be usable by themselves 11 months out at that other resort. I made the mistake of only buying 25 points at BCV (I already owned VGF), which only gets me a F&W stay every 3 years for 5 nights. I wish I would have bought 50 points direct, so that I could go every other year, as opposed to once every 3. At the time, I could have easily got 75, but I was trying to maximize my "savings." I should have bought that much while I had the DW in approval. :rolleyes1

I might eventually buy a resale to match, but now I've got to search for the same UY to match. That is no easy task.
I could always add on another 25 pointer direct -- but DW would probably kill me at this point. :crutches:
If I get the go ahead -- I might as well get 100+ resale!
 
Guides are budgeted their give-aways and they don't give what they don't have to. Guides who sell more get more to give away. It's about selling to new buyers, not giving gifts to looky-loos.

Not what I was told buy two different guides. I was told that they are limited on what they can give away, they give little to existing owners and more to new buyers to seal the deal and that the more they sell, the more they get to give away. Also telesales guides tend to give away less than guides that are at the preview center.

If they don't have a budget then why not give more to everyone?

To be clear, Snowy_pvb's guide didn't give them anything, they got the points that they paid for. The guides use the buyers lack of knowledge to make it seem that they are giving them something extra.

well wait, I understand that we bought 185 points starting Oct 1st 2017. we were able to bank 185 points from the 10/1/16-9/30/2017 use year.... no MFs were added on or paid for those first 185pts. and we didn't have to pay MFs on those 10/1/16-9/30/17 points we banked for usage starting 10/1/17. Which should have been around $1150-ish. first time we pay MFs will be this coming Dec/Jan of 2018/2019.

so we got 185pt for $166.49/point, not the $176/point listed (that is almost $10 off a point)

I am totally missing something I guess... because the way I see it. We got $10off a point and we didn't have to pay $1150 in maintenance fees for points we are receiving to bank immediately (after our May 2017 deadline). Granted they would probably pro-rate them... But to bank the 10/16-9/17 points we should have still had to pay fees to get access to them....

Since we aren't paying MFs until this coming year, we didn't have to pay, for points we get to combine with our Oct 2017 original points

Not trying to pop your bubble just educate. You are currently in your 2016 UY so you got 2016 points. Paying for 175 and receiving 185 points is a numbers trick. They raise the price to cover the cost of the "free" points, they set the prices, their costs are pretty fixed but they increase their prices as time goes on. They start lower, do a couple of increases, then offer "free" points which are paid for within the price increases. If you aren't paying the dues on your 2016 points, that is a good thing.

It's all about them selling direct, coming up with marketing programs to attract direct buyers from the resale market and creating a positive experience so buyers will tell others that they should buy.

that's all I was trying to say... we paid $166 a point for PVB direct and then got 2016 MFs waived.
 
It will be interesting to see if you really did get the 2016 MFs waived, or perhaps misunderstood something. You said earlier "we are in the process of finalizing contract for Poly", so you haven't closed yet. You may find you misunderstood something when you go to sign the closing papers.
The usual way is to prorate the MF amount due, but you still get all the points. Say you closed Aug 1. You would pay for the 31 days in Aug, and the 30 days in Sept MF. Then in Jan, you would go to the usual annual billing process. They could include the 61 days of MFs you owe in the Jan statement.
Let us know how it works out, and if you really do get the 2016 MFs waived. I don't believe it has been done before.

No one buying direct this year (2017) will be paying fees for 2016. Fees are charged by calendar year. Those buying direct in 2017 will be charged prorated fees for 2017 - prorated from date of signing the purchase agreement to the end of the year.

The exception is for those who bought CCV prior to the resort opening and received points from a 2016 use year. (Not all use years were given 2016 points at purchase). Those buyers will be charged fees prorated from resort open (7/17/2017) to year end.

Again, no one who buys direct pays fee from a prior year - Maintenance fees are charged and paid by calendar year.
 
just so I am on the same page... we pay ahead for the calendar years MFs, correct? For instance, the bill that will come out in December of 2017 (in 4 months) will be for 2018 calendar year? With an October Use Year does this mean in order to use points allotted (10/18-9/19) those need to be paid?

Sort of. The MFs you pay are for the current calendar year. They are not really tied to your UY though.

Don't think of the MFs as being tied to any particular points. If you don't pay the yearly MFs, I believe they freeze your account. So even if you had banked points that you "paid" MFs on, you still wouldn't be able to book using those banked points, since your account would be frozen.

Someone please correct me if I'm wrong about how they freeze your account.

Yes, although the prorated fees should come somewhere areound 2-3 months after your purchase. The next calendar year points will be due in Mid January and late in mid Feb. it would still be a bit of time until an account were froze if dues weren't paid - letters and all that, but that is what occurs if dues are not paid. If delinquency still continued then a lien would be placed.

Concerning what you were "given" Bill's and my points were that it wasn't anything special from your guide, just that it was the standard sales other than the 10 extra point special they were running. That will vary.

The guides don't decide what the promotions are. Those decisions are made by finance.

Promotions are now all the same value no matter where you are. They may be packaged differently, example on the cruise. Still the same value.


I can assure you, I know how it works very, very well.

I gotcha, i just read the first line of the tread and saw "incentive to buy" and those two things were enough incentive for us to buy. which is why i originally posted. For us, the 185 (maintenance free points) equates to a free stay, and as AP holders, tickets are useless to us.

We just closed on our third resale. Do they ever give fast passes for that (I do not want to do the tour we are already addicted)
