DVC in Lake Tahoe and Caribbean?

Hey there! Did anyone see DVCnews.com today? They say Jim Lewis said DVC was looking to expand in Lake Tahoe and the Caribbean!

If this is true- its great news- I live 3 hours from Tahoe- A lot of west coast fans who had been reluctant to purchase DVC would be ecstatic.

I would like the Tahoe area myself, but the website simply quoted the Orlando Sentinel. They in turn quoted Lewis as "scouting" those areas. A smart business would continually scout for new locations so this, at this present point in time, is not enough to get excited about. However....

IF YOU ARE LISTENING JIM, this would be nice! And Jim, could you please make sure the announcement for CRV is made before you make the announcement on these locations? Thanks!

I really wonder about the Lake Tahoe idea. The story says they're thinking about Nevada, in the Lake Tahoe area...which makes me think "casino." But I don't see Disney going into the casino business.

If they wanted to do a mountain resort, it seems to me there are a number of other venues which would be better draws, much easier to get to, etc.

Don't get me wrong, we love Tahoe, and a Tahoe, Wine Country, SFO trip would certainly be attractive. But Tahoe just doesn't seem like a top-rank option to me.

As was said above, they are always "scouting." And we are always speculating.

I'd love to see one at Tahoe...even if it's on the Nevada side. It's a beautiful area, and having casinos close by is not such a bad thing for a tourism draw. I'd go to a Tahoe DVC for sure.

I would probably end up buying in the Caribbean. Tahoe no, definately would not buy there

Having been to Tahoe on a few occassions (use to live a few hours away) I can say that I've never been overly impressed by the place. Maybe it was just my trips though. IMO there are other nicer places in Ca. The only reason that Tahoe sounds appealing is for the winter tourism. I wouldn't buy there.

If DVC wants a ski destination in their portfolio, Tahoe would be a smart move. Tohoe has a strong winter tourist base (skiing) and a strong summer base (the lake & hiking). There are few other top skiing destinations that can claim this. There is also a very sucessful timeshare community there with most of the big players (proving that somebody buys there). I think DVC learned it's lesson with HHI, and will never invest in a property that is only in (high demand) 5 months a year. (no offense HHI owners, it's a great resort). Additionally Tahoe is very easy to get to for west coast visitors (clearly a market DVC seems to be targeting) having an interstate almost the entire way up the mountain. (CA side) and a major airport less than an hour away in Reno (Nevada side). I agree Disney will not build a casino type property, but there are plenty of timeshares on the Nevada side of the lake.

I would buy DVC somewhere in the carribean in a heartbeaC. I'm waiting for DVC at the Contemporary, if that doesn't happen we will buy Hawaii. The carribean would be the next one then after that if it happens.

This got me thinking, what if originally Contemporay was suppose to be DVC. SSR sold out to fast and AKV got pushed to the front. There have been speculation that internally the hotel group has been battling the DVC group for control of the rooms. What if Hawaii, California and Carribbean are being looked at instead of the Contemporary. Look at AKL, if room occupancy doesn't work out, they can always convert it to DVC.

Suppose that AKV will be the last WDW on-site DVC for a while and instead concentrate on expanding to other parks and top destinations.

I agree. And the question becomes whether there is sufficient interest to strike a balance between people who own at those off-site locations wanting to use their points at WDW/DL, and members who own at WDW/DL but are willing to use their points off-site.

I'm a little nervous about all of these different locations being floated at once. It's not so much that demand for Hawaii, Tahoe or the Caribbean will be lacking, but I am concerned about DVC showing enough patience to wait for the right customer.

Let's fast-forward about 4 years. SSR, AKV and DL are all sold out, and Disney is still building other on-site resorts. Meanwhile they have the Hawaii and Tahoe resorts open and ready for guests. My concern is that DVC will simply offer extra incentives to people to buy off-site, and feed them the "you can always use your points to book at WDW or DL" line. That will most likely lead to demand issues at the theme park resorts.

If I were confident that DVC could show some restraint and market the off-site resorts fairly--to owners who really want to utilize them--then I'd be more comfortable with these rumors.

No way I'd buy or stay at Tahoe. We live minutes from great skiing and hiking as it is.

As for the Caribbean, we'd probably want to stay there once or twice, but overall it's too hard to get there from where we live. So we wouldn't buy there.

Hawaii is much easier. We WILL buy AND use either DVC or Westin (or maybe both if I can talk DH inot it) in Hawaii.

It basically comes down to the two things that I mentioned--offering extra incentives to buy at the off-site locations while convincing people that they will have no trouble using their points to book at a WDW-based resort.

Back when DVC made its final push to sell the remaining Vero points, they offered discounts of at least $15 off per point in a time when the discount was $10 at the WDW resorts. And they frequently told buyers that they would never have to use their points at Vero.

I'm not trying to draw any direct comparisons between Vero and Hawaii / Tahoe / Caribbean, but it's the tactic that I fear. As appealing as these new destinations sound, I'm not entirely convinced that a "Disney" timeshare can make the leap to mainstream. If you want a Hawaii or a Lake Tahoe resort, there are an awful lot of other timeshares on the market that will fit the bill. In my mind the bulk of the market will be Disney theme park fans who are willing to try something different. Is that market really big enough to support multiple destinations like this?

I realize these are still rumors and hopefully they are still quite a few years away. I'd feel better if they test the waters with Hawaii rather than developing 2 or 3 off-site locations at once. If any (or all) of those locations don't draw significant year-round crowds, DVC will resort to fire sale tactics and increased competition for the theme park resorts.
