Hi everyone! DH and I are thinking very hard about buying a resale contract. We love WDW and would love to go every year. Our biggest concern is the annual dues and the increases in points it costs to stay.

We have a large family and would generally bring an extended family member or two along with us so we would always need at least a 2 bedroom and oftentimes a grand villa.

We are NOT emotional buyers. We don't buy anything unless it makes financial sense for us. That said, we would only be buying a DVC contract if and when we have cash in the bank to pay for it (which could be a possibility very soon pending a sale of DH's company).

Soooo, that leads me to ask if anyone has a spreadsheet based on historical room rate increases and DVC dues rate increses as well as increases in points needed that might help us to analyze this from a financial standpoint.

I know one of you brilliant DVC owners will have something like this and I'm hoping you'll share.

There have been NO changes to the DVC point charts since OKW in 1996. No changes to the charts are anticipated in the near future although it could happen. No other DVC resorts have ever had a change in the points needed for a reservation. There have usually been annual changes in the points needed for the non-DVC options.

Cash rate increases have been irregular with little change in some years and 7-10% increases at times. Some of the minimal changes in the cash rates were immediately following 9/11. Someone may have more detailed information about the changes in cash rates.


Here is the history of DVC annual fees at all of the resorts - traditionally, dues have increased bewteen 3-4% per year. Some years have been a little higher and some years the dues even went down.

I do not understand what is meant by cash rates. Are these a discount off of the rate that Disney will rent the room for?
 
I assume the cash rates Doc is talking about are the resort room rack rates - full price.

Disney offers cash reservations for all resorts (including DVC resorts) thru their CRO reservation system. The OP was asking for a comparison of what typical increases those rates have seen versus the increases in DVC annual fees.

When available, DVC members can get a 25% discount off of the rack rate at DVC resorts by reserving thru MS.
