I can't answer your question, but your numbers sound reasonable. However, the flaw in your "analysis" is that you're comparing DVC accommodations to a moderate resort room. DVC rooms are NOT comparable to the moderates.

If you want to do a true apples-to-apples comparison, you need to use the DVC Studios vs. the Deluxe resort rooms. In fact, three of the five on-site DVC properties are extensions of existing Deluxe resorts.

If you are used to staying at the moderates, and that's the reason for your moderate-to-DVC comparison, then so be it. But you're correct in your assumption that the breakeven point will be much further down the road.

Off and on I've tried to take a look at this. I haven't found a good source for that information. There are also so many variables with the resort rooms from changing seasons to availability of discounts. Basically, in the years preceeding 9/11 rack rates for resort rooms were rising at roughly 6%. Discounts were in the range of about 10-20% and not the easy to come by. At some times of year (Easter and Christmas) discounts were pretty much non-existent. Post-9/11, discounts were much more readily available and could be in the 40%+ range. The rack rates stayed basically stable (maybe went up 1-2% in some cases). I suspect that we will see a gradual return to the pre-9/11 level of discounts and that resort rates will start to rise again as well.

Maybe later today I will try to go back and get some info from my previous attempts at tracking resort rates. The increase in the actual DVC resort rack rates is a start point.
 
Just to clarify, I'm not trying to find reasons to "dis" (no pun intended) DVC - quite the contrary (I've stayed at both OKW and BCV, and loved it).
As an engineer, I am innately obligated to analyze things to the Nth degree (or, as my ex-husband used to say, "suck the fun right out" of a purchase).

I know hotel rates will likely go up more than 2%. At a 5% increase, the break even point is in 2017. I am convinced I get superior accomodations with DVC, and in my heart, I know it will be well worth the investment. But for now, I'll continue to run the numbers - it keeps me busy while I wait to amass the $$ to purchase.
 
You may also want to figure in the increase in resort tax as well. Unfortunately, I haven't got those figures but it went .5% in just the last year.

I can tell you that a one-bedroom at OKW for "Regular Season" had a rack rate of $305. For 2004, it's $385 (also in 2003). I do not have the 2002 rate but it was $365 in 2001.
 

One thing to keep in mind, is if you are using rack rates for the comparison, it is not really a true picture of actual costs that someone would necessarily pay for a cash room. I am someone that stays in many non DVC WDW resorts on a very regular basis, and I am always able to get a discount of some sort. There are plenty of discounts to be had for WDW rooms including DVC resorts and especially at OKW.
True you have to put a little effort into researching resort room discounts and it often requires booking at rack rate and then watching for the discounts to come out and then amending the reservation for the discounted rate, etc. But 99.9 % of the time there are room discounts to be had of one form or another. I have not paid rack rates for WDW rooms in at least 20 years, and I stay at WDW a lot!
 
Mitt -- I'm still looking for regular resort historical info. However, I did come across this from a 1997-2000 comparison. In the last few years, dues have had bigger jumps and room rates have gone up at a slower pace but it'll give you a rough idea of how things were going prior to 9/11/01.

Since 1997 rack room rates at OKW have gone up the following percentages depending upon season
All of the highest increases are for Christmas Week. In 1999 they began the special Holiday Rate for New Year’s 1999. They plan to continue this new breakout for 2000.

Studio up 12-27%
1 Bed up 10-25%
2 Bed up 12-41%
GV up 8-24% biggest increase in Christmas Week

OKW dues since 1997 have gone up approximately 1% or about $.02 per point.

I envision myself in 30 yrs or so, big floppy straw hat, going to spring training games while staying at Vero!

I'm just biding my time, staring at the numbers, waiting, waiting, waiting... We'll see how things look later in 2005.
Meanwhile, it's off to the Rent/Trade board to get something lined up for next April!
