DVC Dissapointment

I think even with the best intentions and planning, life just gets in the way of vacationing. DVC rarely has last minute availability even at 3-4 months out. This is the "inflexible" part of owning DVC. We are going through this right now. So I'll be renting my points for the next couple of years and booking the promos.

Well as someone who rarely books more then 3 to 4 months in advance I can't agree with this. It's rare I get locked out of DVC. Heck I added a night to my reservation earlier this month about two days in advance.

But... I am flexible and don't have to stay at a certain resort and can stay at either a one bedroom or studio.

I just looked for July 1-7 and could have booked an entire week at SSR.

For me the "flexible" part still works. The only time I have had any real issue is race weekends. Those are getting problematic if you don't book in advance!
 
DVC is a very flexible timeshare option. However, knowing when and where you want to vacation at least 7 months out is a very crucial part to getting the DVC resort you want. By planning ahead and calling on the first day when the booking window opens we have ALWAYS gotten our first choice of DVC resorts.

I've been a member since 1999 and have always gotten what I wanted at 11 months for my home resort or 7 months for non-home, including VGC & VGF. The only time I was shutout was when I tried to get a Sunday night in mid-October about 3 weeks before. I had a close call last year in November when I had to change dates because of work about 2 months out. I was able to piece together 5 nights at BWV by stalking the website and waitlist.

I guess our definitions of flexibility differ. There is the flexibility of time and flexibility of choice. One affects the other. With DVC, the "time" flexibility gets you the " choice". Not always the case the other way around. With 10 DVC's to choose from, and only having one resort available 3-4 months or less out does not qualify as " flexible" to me.

Because we had to use multiple year's worth of points for that one trip. We now have 2 1/2 years of points available to use, including borrowing from next year, and are unable to find availability for the dates that we want to go. We have wait listed before, thus the reason we have so many points, but did not win the jackpot. Ever. We are a family of 5 and 100 points per year does not get us a week at Disney (which we were told by the CM that this was the way to go). Due to the size of our family, we usually requires one bedroom villas, which uses more points than we have available to use during the times which we are able to use them. Seriously considering selling which makes me super sad! Feeling mislead and needing some pixie dust!

I'm sorry you're having such a negative experience. I will say that we bought 60 SSR points in 2011, and we've taken two DVC trips already and are going on our third in September. So that said, you must be trying to book rooms in the most popular resorts at the most popular times and after the seven month booking window has opened ... because my wife and I have not had a problem getting anything we've wanted, but we did need to make some concessions. For example, we couldn't get a standard view room at Aulani for the timeframe we wanted, but we were able to get an island view room for more points. (It should be noted that we're staying in studios, since it's just the two of us. But one-bedroom units are in high demand.) Our trips so far have been shorter as well, five nights at Aulani and four at Grand Californian. Our week at the Grand Floridian was two years worth of points.

For a family of five, particularly if you have schoolchildren who can only go during breaks, you're going to pay more in points, and you'll be fighting with everyone else for rooms. But if you can take your kids out of school right at the beginning of the year, September is a great time to go with low crowds and better room availability.

Secondly, if you're not using your points at SSR (and you should have no problem getting a room at SSR 11 months out!), you NEED to be prepared to be on the website and ready to book at 8AM Eastern when your booking window opens. This was the only way that I was able to get a studio at the Grand Floridian seven months out (I literally got the last one available). If booking shorter that seven months away, you'll have to go with what's left. DVC is really not for people who want to vacation spontaneously.

Lastly, 100 points probably just isn't enough for a family of five, and I'm sorry if you were led to believe it would be. We were allowed to buy 60, but we had excellent reasons why (and we paid cash), but we knew we'd be stretching those points THIN. With that said, you'll need to make some hard choices, like staying for a shorter period of time, not staying over a Friday/Saturday (when point costs are higher), staying at your home resort, or accepting that you won't get your first-choice resort.

But here's the thing ... if you don't think those are acceptable concessions to make, I'm sure your points won't last long on the resale market. DVC usually holds it's value pretty well.
 

I would think you probably purchased resale since I believe the minimum 1st direct sale purchase is 150 points, a few years ago it may have been 120 points, but, I don't remember 100 points. Resale is fine (we have done so twice since our original direct purchase) however, you do need to understand the need to book in advance ........you cannot expect to get what you want a month or two before the trip. And, 100 points should be fine to get you at least a 1 bdrm (which several resorts do sleep 5 in 1 bdrms) every other year.
We have a 1 bdrm at VWL booked for five nights in October for 185 pts....I know the 1 bdrms at SSR, OKW, and AKV/standard are less and I believe AKV and OKW sleep five in their 1 bdrms.

I bought 100 points in Dec 2013 directly from Disney. No sale, no promotion.

Before you debate it too much, you might want to investigate selling prices and consider whether you even CAN sell the contact.

Right now, SSR is fetching about $73-76 per point on the resale market. Broker commissions start around 10% so the most you could hope to pocket is MAYBE $68-69 per point.

If you bought direct from Disney in 2011 and financed the purchase, chances are you may still owe more than $69 per point on the mortgage. If that's the case, you would literally have to write a check to settle the mortgage before the points could be transferred to another owner. (e.g. if you owe $7500 and the net proceeds from the sale amount to $6900, you would have to pay $600 at closing to complete the sale.)

Even if you don't have a mortgage, you're likely faced with a steep loss on the purchase. You really should consider whether you're willing to take that loss or simply learn how to better work within the system to secure a reservation. Booking SSR on short notice may not be the ideal destination...but it's better than taking a beating to be rid of the points.

If you keep the points, they are yours for another 40 years. Consider the fact that your need for short notice bookings is likely to change eventually. If you're booking around school schedules, sports schedules or some other family obligation, in a few years you may no longer be faced with those challenges.

I also bought 100 pts direct at AKV in 2008, before the points chart shakeup. We bought that much based on the fact that we'd be able to stay slightly longer each trip than we can now. That said we've been able to book 2 studios in 2009 for 3 nights each (6 nights total) and then in a 1 bedroom for 5-6 nights in 2010, 2011, 2013 and again this year as well as a studio for 2 nights earlier this year. We only skipped 2012 because we stayed with my in laws at Bonnet Creek that year. We have primarily stayed at AKL in value rooms with one trip at BCV and one at BWV and we always go in the 2 lowest seasons.

There is good availability from mid-January to early September even 6-wks out - are you trying to book over Thanksgiving/Christmas?? Next year put a hold reservation on something and just cancel in time to bank your pts if you decide it won't work.

For now rent your points thru David's and pay cash - there plenty availability on the cash side. Then you could do a pkg which makes life simpler.

We are owners at SSR and have never stayed there in over 9 years of ownership. You must plan ahead at 11 months and book your home resort. You can always cancel within the cancellation window and/or switch to another resort at 7 months or less. With banking and borrowing, with 100 points you should have no problem getting at least your home resort.
 
We were going to go to Aulani this summer and our plans changed last month due to unforeseen problems. I was faced with now having points we'd banked for that trip go unused. I was able to book 9 days at SSR in a 1 bedroom for the July 4th holiday. It was the only resort available for the length of our stay but that's ok. Although it's not my favorite resort, I realize that on such short notice, any resort availability is wonderful and we'll have a great time.

Planning ahead is the key but flexibility of resort is key if you're not a planner.

I agree that you may want to give it another shot before selling, making some kind of 'guestimate' as to when you want to stay and booking that at SSR at the 11 mo window. We're booked at SSR for our next trip, and I am going to try to switch us to a different resort that we have not yet stayed at at the 7 mo mark. That said, we are always ok with SSR. We actually like it a lot. You may have to change your strategy to get your moneys worth out of DVC but that is true of most rule-based systems and sales.

If you, like us, want to stay in a different place as often as possible, I'd say you will have to book early and waitlist. But pretty much any points based/flexible timeshare is like that. The rest are LESS flexible.

How much lead time do you normally have for vacation planning?
 
We have taken more than a dozen trips, over the past few years, and were only frustrated once. Last year, 2 or 3 months out, we tried to book a studio for the end of August and only SSR was available. Although I stalked the member website regularly, I could not piece together a full or split stay between 2 other resorts.

We splurged on a Pirates of the Caribbean room, at Disney's Caribbean Beach Resort, and had a nice stay. Sometimes, I think it is helpful to think outside the box and consider the Disney Collection and, if available, Hilton Head and Vero Beach.

Again, thank you so much for the information everyone! We decided to sell, and listed with TTS. Within 24 hours we had an offer. Now waiting for Disney to do their thing. We're only losing about $3000, as we paid cash when we purchased originally. Also, we had banked points from 2012 (expire May 2014) and full points for 2013, which made for an attractive offer. We were able to use our points to stay at SSR Trees houses for a week, so I'd say we broke even on the deal:)
