You don’t have to hold off on signing. You can still change to the new incentives even if you have signed. I'm trying to understand how this would be a game changer. Is it just a matter of no new points entering the system? Anything specific about resale restrictions? I pictured the sellout not being any seismic shift, just the beginning of RIV points slowly sifting from direct to resale, with RIV availability becoming worse-and-worse over the years.I’m feeling some pressure at RIV too, knowing they once it sells out that’s a massive game changer for RIV points. With the large difference between direct and resale prices for RIV, I'd be very surprised if they stop selling direct. It's the main advantage they get from the resale restrictions. It will be interesting to see what price they'll be charging. They can easily ROFR 50% of all RIV resale transactions. They won't have availability to require promotion (until they eventually decide to tear down another Caribbean Beach village) but given the size of RIV and the nature of the restrictions, I believe availability will be ok and I'd be surprised if prices end up quite that high.To the extent they can I’m sure they will. They could, but will they? We just don't know yet. And, if they start ROFR'ing 50% of all RIV resale points, that could push the price per point higher too. Still, the resale restrictions clearly keep prices depressed, and give Disney more options on how they want to approach things going forward. Agreed. Hard to see that being the case with any WDW resort. Of course, that doesn't mean they will offer "flash sales" on direct RIV points (or, if they do, how often). Probably just going to depend on the inventory of points they have and perceived demand. It will be interesting to see how it plays out.I don't expect RIV to ever actually "sell out" like VGC has with a wait list for direct points.
This lines up pretty closely with how we’re thinking about RIV right now as existing owners.It will be interesting to see what happens with RIV, both direct and resale, as it sells out. I would bet they will move the "sold out" pricing initially to $250+. CCV is currently at $255, VGF at $265, and those are the last two resorts to go into "sold out" status. I'd bet somewhere around there (or whatever the new prices are in February). If they have enough direct points, they may occasionally offer sales, and that could be part of the longer-term strategy with restricted resorts - buy cheap resale through ROFR and resell direct.
But, I still think the core business model of DVC (or any timeshare) is to sell newly built, actively selling resorts. Part of how you do that is to say, wow, look at the deal you can get on this new resort! And, you better get it before it sells out because look at what the prices will be after that! And, even if you offer periodic "flash sales" on sold out resorts (see, e.g., current CCV sale), the incentives are not going to be anything like what you get on the actively selling resorts. And, some people will still pay that premium because they want those direct points (such as, potentially myself! haha).
RIV will also be the first restricted resort with abundant resale inventory to go into sold out status. I think there is an argument that RIV resale pricing could slightly increase or at least stabilize at somewhere around $120 or $125 per point. The way you look at resale RIV is going to be slightly different if your only choice is direct at $265/point or resale at $125/point. Today, if you by enough RIV points, you can get that direct price down to the $180s - sure, resale is cheeper, but given the restrictions on resale, easy to see why people will pay that premium if they want RIV points for the long term.
