Hi - can anyone share their experience renting out their points using this service? I am likely to have extra SSR points in the upcoming year. Getting top dollars is not my top priority. Is there rental demand for SSR points and if so how has it worked out for members? is a point transfer easier? Thanks!!

Not familiar with them. You have a URL/website?

There is rental demand for all DVC resorts. You would be surprised to know that the vast majority of people wanting to rent, actually want something in the upcoming 7 months, which enable the use of your points for any DVC resort. Granted, availabilty is more limited in that time frame--but not impossible. If you are not interested in top dollar, however, I would just advise a simple transfer. It is much easier, but David probably could not accommodate you there, as you can only have 1 transfer per use year. Naming David as an associate for the duration of the time required to rent your points is probably also not an option, as David can only be named an associate on 4 member's membership.

a. Associates may only be Associates for a maximum of four (4) Memberships.
b. The adding of an Associate to a Club Member’s account is subject to the sole and absolute discretion of DVCMC.
c. An Associate can be removed from a Club Member’s account, by DVCMC in its sole and absolute discretion, for violating Disney Vacation Club rules."

That being said, for simplicity's sake, I would try to find someone to transfer points to. For transfers, you should expect to get $8 - $10 per point; You can generally get more for renting, but it will take more work on your part. For renting, $10 - $12 per point.

David does not make himself an associate. He acts as the middle man, setting up those who want to rent with those members who would like to rent out. Think of a matchmaker.. He takes care of the business end of it, the member just has to make the call to Member Services to reserve.

You may click on the link on the DVC Boards for more information on his site.

Although I have not personally use David's service, I have heard only positive feedback from his customers.

I have not used David's either, but it is my understanding that he keeps 1/2 the money until the vacation date has come (that way there is protection for the buyer).

So, let's say this is his scenario:

1. He charges $13/point and pays $10/point;
2. You have 100 points to rent;
3. The rentee pays $1300 and he pays the member $1000 (but the member that owns the points only gets $500 up front, the remaining $500 on the first day of the vacation).

I would presume that this is similar for others as well.

If you use dave's service, are we still responsible for any unpaid charges to the room by the renter?

Yes. DVC will not hold your renter responsible - their contract is with you.

It's not that Disney holds you responsible for the unpaid charges--they are still the renter's legal debt.

However, they freeze your account until you, the owner, get the renter to satisfy the bill with Disney becuase they were your guest, not Disney's guest. So, as long as you get the renter to satisfy the bill, then its not on you.

In reality, though, many who rent to strangers could have a difficult time with this and are thus confronted with pay it off and unfreeze the account or don't and lose your ability to use your DVC.

I used David's last fall and sold about 100 pts, that I was not going to use.

You get $10 per point from him and he charges $13 to the renter. After you register your points with his service, you need to watch your email closely, because he will send out a reservation request to multiple people. Basically, the first to respond will get the "sale" of points. He will then forward the details of the reservation to you and you make the reservation in the "buyer's" name. Once the reservation is made and forwarded to David (I think he also sent me the email of the guest and I forwarded the reservation to them, as well), 1/2 of the payment is sent to you through Paypal (I'm not sure whether there were other payment options). The other 1/2 of the payment is withheld until the guest checks in.

I have two reservations pending in June. I've received 1/2 of the payment and will receive the other 1/2 in June.

I've been very pleased with his service so far!!

Thanks for the info! I just signed up with him as I have some points that have to go. Unfortunately, I think the expire before he can use the but we shall see

I should have said that you really need to give him at least 6 months to "sell" your points. From what I understand, he has alot of points to sell these days -- with the economy the way it is. It took several months for me to sell my points.

Good luck!
