DVC Broker Increased Rental Price

I searched but didn't seem to find this posted yet, but David’s has officially increased price to rent points to $19 depending on resort / room, and to $20 for premium resorts.

Of course this will help owners who are seeking to rent out their own points for whatever reason. What do you think, long overdue or too much?

How much do you think this will affect supply and demand?

I don't think they had much of a choice because another big broker increased their payout to owners along with the cost to those looking to rent reservations. As the cost of points and dues increases there really isn't much else they can do. As long as the rental rate is still a value over booking direct I think the market will remain strong for rentals. When you look at the long lists of people waiting for points there's an obvious gap in demand vs supply right now.
 
I just used them for the first time and to be honest, I hadn't seen the change and assumed I was getting the 13.50/point. Then I got the request and it said $14.50. I was excited and happy. So, so easy...less than doing it on my own here, but boy, not having to deal with contracts, etc...well worth the money going this route.

In terms of effect, I think as long as it remains competitive to rent over cash, it won't really matter much. As a renter, I would think using a broker gives a little more peace of mind and I would venture that those who want that are willing to pay the extra.

I think it was needed. The supply and demand justified raising the price, especially with the lack of available points for rent during peak DVC season.

Plus, the differences of DVC rooms (full kitchens, 2-bedroom suites, 3-bedroom suites) can make them more suited for families than standard hotel rooms. Compounded with the difficulty of finding DVC rooms for cash through Disney, I think DVC rooms will have high demand through renting.

I don't think demand will change, and maybe there will be a slight uptick in supply with the increased payout to owners. I do think the price increase is long overdue.

I do agree with you, I would been okay with a $3 spread, I would just let the broker handle the rental transaction. But with the $4.50 spread, I just try to do a transfer at first until the banking deadline, and if not successful, than bank and give to broker to rent out, as I don't like to continuously field questions for new folks with unrealistic expectation since they don't understand the DVC system. But a transfer is easy enough because most DVC owners looking for a transfer understand most of the basics of DVC already, so most requests and asks are reasonable.

For the record, David increased his payout to members first and it caused the other broker to raise their rates because they have “the highest payout to DVC members.” I don’t remember the day, but David’s payout changed about 2 days before the other big broker updated their rates. I was looking to rent points and debating using the board and started researching the last time that the brokers had increased their payout to members. Around the beginning of February, I noticed that David’s had just increased their payout and then a couple days later saw the other broker raise theirs.
 
I'm a renter and I'm totally ok with the increase, I usually put my request in early so I usually pay a premium for home resort. A dollar a point increase isn't a big deal to me, since the cost has been passed on to those of us renting. Glad this will help some folks looking to rent out their points, I for one appreciate you all.

I’ve had people cancel at the last minute, back when I was only asking for a 10% upfront non refundable payment- and get ticked that I would keep the 10% when they backed out at the 11th hour burning me with nearly expired points! Using these services is great for piece of mind, but not cheap. Transferring points to DVC members is really the way to go.

Easy fix, 50% upfront, 50% within 24 hours of you giving confirmation, otherwise it’s cancellation with 50% forfeited. After payment of the second 50% it is non refundable. Just need your terms to say this. I’ve no idea why you’d make bookings with 10% and no payment until near departure, you must be a benevolent soul!
 
I am not a fan of paying SSR and OKW lower amounts, the market takes the full price, I understand demand cannot meet supply? I’d rather have a go renting myself now for $18 a point than accept a reduced sum for my SSR from David’s- I’m not aware anyone else does this?

That was back in the early days (we have been members for 20 years) when there wasn’t much of a market for points. Looking back that was crazy, but it was common for small deposits back then with payment expected close to check-in. And yes, I was certainly being too kind/trusting.
 
I recently saw an ad on one of the Facebook owners groups where the owner offered a graduated rate for their points. Pay in full at the time of booking and get a slight discount. Pay over time and the cost was between 50¢-$1 more per point, depending on whether the rental was paid off in a couple months or over a period of several months. I’ve seen owners offer a discount for large reservations but this was the first time that I had seen this offer.

I do think for people who need or want to do it more regularly, doing it on your own probably easier because you already have it all set up.

For me, the fact it literally took like 3 days to list to make the reservation and have the money made it worth it this time.

Now, if this becomes something I want to do more regularly, then I probably will try doing it on my own!!

I listed by BLT points and they were sold in under 24 hours and at $20 per point. Davids rentals is great. It was funny, when I called member services to tell them to change the name on reservation, its like they knew I was renting. This is my first time, and I was a little surprised how they were assuming its a rental in advising me that "I only need to call back to setup dining plan or magical express, everything else "they" can do through my disney experience so there is no need for them to contact you." I never mentioned rental...thought that was odd. I was a little afraid that they would mark me as a point renter and somehow it would get me! lol...

Got 70% of my portion paid immediately to paypal, the other 30% at check in. Its all good.
 
OKW owner here and I just wanted to thank David's Vacation Rental for saving my bacon.
I am awaiting surgery and have had to cancel 2 trips since Jan,,,easy to deal with, polite, timely,and quick.
I was also worried about being flagged by DVC but everything went smoothly.
I'm ok with the lower per point ratio.
