I'm trying to plant the seed in my husband's head that DVC is the way to go for us. But when I was talking with him last night about timeshares he got me all confused.

I hope this isn't too stupid of a question, but here goes..

Do you have to buy your points every year? It was my impression when I first looked into DVC 9 years ago that you bought your points upfront and recieved them yearly until the property revets back to Disney in 2042. My husband seems to think that I'm mistaken though, and there is a yearly price that we would have to pay.

Can y'all help me out with the correct information?

the major expense for points(The quoted price per point) is a one time charge...from around $12,000 and up depending on how many points you buy....there is a yearly maintenance fee assessed per point.(about 4-5% of the per point cost) from $500 a year and up depending on how many points you own.

As was said already, you purchase the points and get them every year until 2042 for the $80 (currently) per point price.

Each year you have dues, which are around $3.77 per point you own, ex. for 200 points the dues are $754.

These dues cover cost of runing the resort (front desk, housekeeping), upkeep (painting, repairs), and the realestate taxes.

Yearly dues are part of any timeshare purchase DVC or not. at least I never heard of one that didn't have yearly dues

Minimum buy-in is 150 points which are being sold at $80/point which is $12,000 has stated above. There is an incentive of $5 off per point, but you have to give back your first years points and still pay prorated dues on them. Yearly dues for the currently being sold WDW DVC property, Beach Club villas is $3.77/point. However there is a strong resale market for sold out resorts of Villas at Wilderness Lodge, Old Key West and Boardwalk Villas. These will run anywhere from $60 - $70 /point depending on how many points are available. Resales are available through many brokers, ones most mentionned here are The Timeshare Store, A Timeshare Broker, Lee Reid and ERA Stroman and I'm sure Shontell will pipe in Good luck!

Okay, so we were both right in a way. Thank you!
Now, here's another question, I can't get the point calculator to load for me so maybe someone can help.

We usually travel in the 1st and 2nd week of December, for 5-7 nights. Roughly how many points would I need to buy in order to stay in a 2 bedroom villa?

What is the benefit of having a "home" villa destination?
Do you use less points if you stay in your home place than if you stay at another location?

Your home resort is where your initial contract purchase is. You have an 11 month reservation priority at your home resort- 7 months at other DVC resorts. The most common addage is "Buy where you plan to stay". Especially for that time of year, while it may be low season at WDW for DVC members, the first two weeks in Dec are booked up rapidly. Point costs for BCV and BW preferred and VWL area are the same: Dec 1-14, 5 weekdays= 150 points, one week= 270 points(weekends are much higher, 60 points /night vs 30 weekdays). Standard view (hard to get) at BWV = 24/night, Su- Th, 51/night Fri & Sat. OKW: 22/night, Su - Th, 54/night Fri & Sat. You are charged the same points no matter where you own.* that is to say- each resort has its own point schedule-and it is the same whether you own there or not.

You might want to check out resales that have low points. You can always add-on points or buy points at another resort. We are going to try starting out with a small one (its all I could convince dh to do). Then will try to get another one later on. Also if you ever need to sale it, the lower point resales go pretty quickly.
