Yep it includes closing costs on all 10 contracts. It does also include my very conservative number of $13,140 in savings on direct purchases due to credit card bonuses. I probably should have included that little disclaimer.

Edit to add conservative meaning if I redeemed asap for cash that is what the value is, when I redeem for the things like flights the value is actually much closer to 20k

I have 10 contracts too
 
So I did it...

My 1156 points averages $141.73 per point. Which includes 338 direct points.
Nice! That sounds about right with some good deals.

I figured ours without counting credit card rewards and ours are $135 average total including 300 direct RIV. Less if I figure in the credit card rewards.

And you have more DL points than I do, and they do tend to be a bit pricier.
 

I did not see this coming. My husband and I stayed at the Grand Californian, because why not. He wanted to visit the new Disneyland Hotel Villas and I said ok "why not, you won't like it, we already own at VGC" I was wrong. 156 point at VDH brings us to 1,535. Who knew? probably everyone here!!!

Just came here to say that after a recent BLT purchase I'll be as close as I'll ever get to the comma club: 778 points. Feels good! I never would have believed I'd have that many points after starting with 150 and thinking that was enough.

Sadly, the current plan is to sell two contracts next year and fall back to 528. It was fun getting close to the comma club while it lasted :)

My first purchase was 50, and I banked and borrowed to use 150, and thought that some day I’ll own 150 and get to go every year… 2 years later I’m at about 376 and still barely get to go once a year. lol

Our first purchase was 250 points at Boardwalk in 1996! We did the same bank/barrow thing to have 2 weeks or so in a 1 bedroom. Now we have a bit north of 1000 and look at 2 trips a year. However we also own at GCV and VDH so we alternate coasts. Since we live on the west coast DLR is much easier and travel to, so we may start adding more DLR trips. I think the only thing stopping us from adding on more is dues. They can really start to add up!
