2010 were due January 15, 2010. You also have the option of monthly payments through direct debit.

2011 dues notices will go out at the end of December.

I would - although I always ask for the seller to pay all of the maintenance fees on our resale contracts, and we pay closing costs. Haven't had a seller say no yet!

You are saying 2010 points and some 2011 points are gone. You should at least get payment of all 2010 dues if there are any outstanding (which there would be if owner is on monthly payment). I seriously doubt you can get 2011 dues actually paid by seller simply because those have not yet been determined and are not yet due. What you are really looking for in that situation is some decrease in sale price that would represent estimate of some 2011 dues. Thus, if making bid, do your own guestimate and then just make point price offer that reflects decrease you want. Note, the seller, if firm on price, will likely assert that his stated price already reflects a decrease for not having any points until 2011 and that some 2011 have already been used. In other words negotiate.

There is some 2010 points and 2011 points used don't know why but seams a little messed up! I will ask for 2010 dues to be paid which is not much...this is Nov!
