For awhile people were talking about a BLT expansion, is that now off the table? Doesn't it say somewhere in the POS that the cutoff is like 40 years remaining to add more units? Is the only way for them to add more DVC to Contemporary at this point to do a new association?
I believe the 40 year requirement is a state law requirement. So, yes, any expansion of BLT would need to be a new association.

I've thought about this in the context of RIV and thoughts that an expansion there (e.g., tearing down Aruba and building a new tower) would need to be completed by 2030 in order to join the RIV association. Seems unlikely.

It not the POS but the law that dictates this. The 40 year number is used and I know it applies to other types of associations.

@drusba would be a good one to confirm that aspect.

I wonder if the 40 years is based on when points are issued or the fact that they can be used for a month in the last year i.e. 2070 or 2069.

Riviera open in 2019 although it was in December and of course every lease contract ends on January 31. If doing the math based on years, it would be 51 years, although of course, in reality far from it when using the actual dates.
 
These are (supposed to be) set based on actual costs of the resort. The initial year is an estimate, and since the Aulani Debacle, they've set initial estimates on the high side. That leads to lower increases later.


Also front desk. It would not surprise me to know that (a) labor costs went up a fair bit overall in the last year and (b) the Hawaii labor market has material differences vs. the mainland.
I used to think all "on sale" resorts got a discount of dues so they can sell it but Aulani is still on sale soooo.... Is aulani fully declared since its not sold out? Doesn't dvc pay some of the mf for resorts that aren't fully declared? I know its been on sale forever I just dont know how that really works

I would think a new association is better for them anyway, new p0int chart, new/longer expiration date, etc


I’m not sure what the cast members are making but the Hawaii minimum wage goes up to $16 an hour in 2026
A living wage definitely costs. :-)

To the contrary, the newly constructed resorts seem to start out on the high side, with relatively low increases going forward. For example, one of the reasons RIV was "a terrible buy" in the very beginning was that its Dues started out very high. This seems to have been true ever since a number of top DVC executives lost their jobs by incorrectly estimating expenses (far) too low, and having to create the AUL-Sub category.

So thats why there's two of them (sub and regular dues)... I know there's numerous threads on it but ive always wondered without wanting to read so much 🤣 Are a lot of the contracts sub or did they correct it really quickly?

They are out there, and come up for resale every once in a while, but not anywhere close to common compared to AUL regular dues contracts

The lounge is nothing to write home about Id gladly give that up. I assume it's required to pay KoOlina in order to be built there and there is no negations on it.
 
I almost visited it the last time, is it worth going to the lounge at HNL?
We have booked it twice and both times ended up cancelling. It's just not in a convenient location imo and not worth the walk over. I did send my husband to walk over to tell them the other 6 of us would not be walking over, he took photos. Its has a nice view but aside from that its just an alternate place to sit in the airport nothing special like you think when you here lounge.

I will add it was much closer for my daughter who doesnt use TSA precheck, so if you dont have precheck its possible it may be worth a stop in but its still just another room to sit in nothing else.
