DUES Info! - All resorts dues have been released

I’m not sure about BLT. The refurb extended to July 2026. The original goal was Sept 2025. Have all the rooms been completed?
Careful! I pointed this out about a week ago and people got all worked up about it. Disney says it on the website that refurbishment is ongoing and yes it’s clearly been extended. But if it’s common areas, at least to many on this board, it doesn’t count.
 
Did the sums today, aggregate increase across all my contracts of 6.9%.

Compared with last years rise across the same contracts of 3.28%.

Not insignificant!

Total dues now $16,174, which averages out at $8.99 per point. Hopefully still another year before it tips over the $10 mark! Happy days 😁

The current owner payouts sometimes as low as $13-$15 per point leave a very small spread once dues are paid, and in some cases it barely feels worth renting out points at all. With dues climbing the way they are, it seems inevitable that rental rates or owner payouts will need to increase, and I’m curious to see if and how the market adjusts.

I think they gave you pushback because the original dates that were given were for the room refurbishment dates specifically, not the common areas. They never said that the entire resort, exterior, common areas, etc. would all be 100 % refurbished by September 2025, just the rooms. That, to my knowledge was finished on time or close to it. Then when that was finishing, they put up a new notice
for more work being done on other places besides the rooms. That is a little different than the previously announced work going over on time.

Its really not worth it, the people that were renting out points for profit are nuts as the margins are so slim especially when you accommodate for time and effort. It's really only worth it if you know the points are going to expire if you don't go. Even then though you'd be better off exchanging them for passes to avoid taxes and not to mention ease of doing so.

I agree. I never rent out mine, but I have rented points from the sponsor. I've always felt that renting points is a great bargain just because of tbe low payouts to owners.

$8.99 average dues is not bad!

WDW resorts average $9.66pp.

All 17 DVC resorts average $10.10pp.
 
I feel like I remember reading that maintenance fees (not including taxes) cannot increase by more than 15% per year. I also found an old thread that claimed Disney had a stated internal target cap of 10% and that Florida law caps timeshare dues increases at 30%, but neither of those had sources cited and I could not find any corroborating documentation for them.

Per our contracts, it’s no more than 15% a year. Whether or not DVC has tried to keep it 10% and under?

That is correct. Dues representative of operating costs so it’s always going to be based on that.

There are financial audits and owners can make appointments to discuss the budgets in more detail.

FL 721 gives specifics on what documents must be made available to owners upon request and they can set it up so owners have to view in person.

But, that may also have been updated to require other ways to get information.
 
I agree personally about OKW. I just included it because I think some people treat it that way even though SSR is the way better option economically if you're going with the low upfront buy-in SAP.
Wouldn't it be the reverse if you are thinking low upfront costs?
OKW esp 2042 is much less than SSR.

OKW is a pass for SAP for me too as those dues just continue to rise.
