Downside of a small town - knowing the people who are bidding on your house!!

Our house just went on the market, and someone is coming to look at it tomorrow. Their agent called our agent with a question about the property, and my agent relayed it to me. From the nature of the question, I had a feeling I knew who it was! I sent her an email and she confirmed that they are interested in the house.

Awkward!!! I work with this woman, and her daughter was in my class a couple of years ago. What if they low-ball me?!?! What if they have a contingency, and I end up accepting another offer?

I have a feeling this could get ugly........ :sad2:
 
AWKWARD!! I wouldn't even bid on a house because I knew the neighbor. I worried that she might think I was creepy and stalking her if I moved next door.
 
Well if they low ball you that is easy to deal with. They lowball, you shoot back your original price. That pretty much ends the negotiation or you are telling them to come back with a real offer.

Now if the offer is low and not low ball then you can work with that.

You do not have to accept a contingency if you do not want to. Did you just put your house on the market? If you did, I would not accept a contingency anyway this early in the season from anyone.

Does the bidder know that you know that it's them?

This happened to us, I knew who was bidding, but they didn't know that I knew. They were bidding for their parents who were moving into the area. It was super lowball and we didn't even negotiate and it still feels a little weird 3 years later!

We live in the middle of a major city and our children are in the same class!

Yeah. As far as the business end goes, pretend like you don't know them. Bottom line, you need a sale for your house in the amount that works for you.
