Does ROFR really take 30 days

Our contract for BCV was sent to Disney for ROFR on Jan. 8th. We were told Disney has 30 days to decide. Does it really take that long? If not, what is the average time it takes. My 11 month window opens up in a few weeks, and I am getting antsy because I want to get our next trip booked at our home resort for our dates.

It took my contract exactly one week to make it through ROFR.

They can take up to 30 days but in most cases will not, it is usually within a week sometimes a bit more. On a resale we did last year it took about a week and that was with Christmas during that time.

Take alook at thread here on made it through/not made it through by Donald is #1 to get a better idea on how long prosepctive buyers are waiting ( it lists contracts that have passed ROFR, those that haven't passed and those that are still waiting to hear ). Try this link to post #340 updated as of Jan 10. Look at last entries for each resort and for most at end of entry it will say submitted on xx/xx, passed on xx/xx ( or ROFR'd on xx/xx)

Our ROFR took about a week....but then it was almost a month before we were closed and in the system. I don't know what the average time is, but I think it takes longer to close than to wait on ROFR.

After ROFR is waived, the sellers and the buyers receive their closing documents. Then, how soon everything happens depends on how fast everyone gets their paperwork done. In our case, I had to transfer money from the online bank account to the B&M bank. That took 3 business days. Then, I had to go down and get a certified check, sign the documents and send them in. It took almost a week for me to get everything done. Many factors can slow the closing process on the other end. For example, your seller may be out of town or otherwise "unavailable" for a week or more. Obviously, since they own DVC, they like to vacation. Maybe they're on a trip when you are anxiously waiting to close. It is very frustrating...waiting...and waiting...but hang in there. You will be a member soon!

4 days to clear ROFR for us but about 2 months to complete whole process. Not sure if was seller or realtor/closing agent delay to blame. Good Luck!

Oh Oh! After hearing all these stories about it only taking days makes me nervous. We've been waiting 2 1/2 weeks.

As the other posters have said, it varies. In the 1.5 years that I have been editing the ROFR thread, we have seen ROFR being waived in anywhere from a few days (3-4) to taking the entire 30 days.

We've purchased 3 contracts, and all three took almost 2 weeks to the day. Best of luck passing ROFR! Hope it happens quickly for you!

My last contract that I purchased closed from start to finish in 30 days. The sellers were motivated. My first one took over 2 months. I really don't know what the delay was. It just depends.

Our contract took 21 days to pass ROFR! We were going crazy!

Everything else has moved along quite quickly. Our seller was right on top of things and The Timeshare Store has been right on top of things so we'll now be able to make our first reservation at our home resort before the 7 month window (something we've been sweating over a bit!)

I'm buying through Jaki & **** and they said 30 days was the max, but more realistic is 2-3 weeks. The actual time clearly seems to vary a lot, though.

I wonder if Disney does want to exercise ROFR if they do that right away, or tend to wait to closer to the end. Or maybe that varies too.

I've read on another board that ROFR is handled by a monkey with a bottle of Jack Danienls and a dartboard. Seems about right to me.

In any case, while ROFR can feel like the most important think in the world to a potential buyer, but they aren't to Disney. They let them pile up on a desk until somebody - human or simian - looks them over for a few seconds before deciding yeah or nay. Length-of-review-time is luck based on when it lands on the desk until when Disney bothers to deal with it.

Its not only knowing when & if you pass ROFR....you'll need to close on the contract "before" ressies can be made...sorry.
