Does it matter when to buy????

I am planning on buying into OKW via resale and I was wondering if it matters when. Our first use would be next March and from what I've read is that OKW does not fill-up (quickly) and so I am in no hurry to purchase. Does the price per point fluctuate such that if I bought now versus in early Fall it might be cheaper (or maybe more expensive)?

Would there be any benefits for buying now versus in 4-5 months? I realize that if I bought now, I could possibly get a resale with 2009 points added in, but we wouldn't be able to use them this year anyway.

Any advice/suggestions/comments would be much appreciated.

It will take two to three months to close on your resale. If you want Spring Break, you'll need to book that no later than seven months out, even at OKW.

So take the plunge soon if you want to stay in March. There is no "price per point" with a resale. It's whatever the seller is asking and you can offer them less. If you are looking for a smaller contract, you might not have much bargaining power.

We just bought 100 points at OKW direct from Disney with and October use year. We got 2009 points which we have until May 31 to bank into the next year. Having banked them already it gives us 200 points to use between Oct 1st 2010 and Sept 30, 2011. We don't plan on using all 200 so we will again bank any remaining points from 2010 into our 2011 use year. If you buy now resale with 2009 points it may give you a buffer like us for when we stop traveling on our kids school schedule and switch over to an extended stay on our couple only schedule. The other advantage is home resort 11 month booking. You can book at 11 months out of your planned trip. For us that is tomorrow for next March 11th check in. If you wait you might not be able to get the room type/location you want at OKW. I've heard that OKW and SS are the ones that you can almost always find a room in it may not be the type you want. Consider that March is a very busy time of year to travel to Disney. It is spring break for almost the whole month across both US and Canada. We found it to be just shy of the week of Christmas as far as crowds are concerned.

We are planning on going the last few days of April thru the first week of March; so it's right before the Spring Break/Easter crowds...

I didn't take into account the time it takes to purchase thru resale, so I need to remember that.

I'm wondering though if the "trend" of the price per point will go up or down between now and August/Septemberish. Right now it appears it's around $65-$70 per point. Any thoughts on if it will be more or less 4-5 months down the road?

If anyone can give you that answer, they are either lying or are psychic and you need to invest your money however they tell you.

But my guess? I doubt if the price will change much in the next few months. I sold an OKW contract of 75 points a few years ago for $80 a point.

There is no better time than the present to buy... many DVC members will tell you that they wish they had become members sooner!
Keep in mind... buying OKW through Disney you will have an extended contract,,, which runs through 2057. Many resale contracts end at 2042, unless the seller did the extension when it was available.
Keep in mind that some resale contracts are "Stripped", meaning there are no current points available. The timeshare store is great to deal with... I highly recommend them.

Right now DVC seems to be relatively inactive with ROFR, so a lower price is more likely to go through and with OKW and SSR that is more of an issue in final price then the sellers asking price since it is a buyers market.

I am not sure it is worth too much hassle I doubt you will see more than 1-2$ difference, but even with 5$.
Assuming you are buying say 150 points, 5$ is only 750$. All in all, if you miss being able to get a room, at any resort you will spend more than the 750$ not using them.

Wait for a loaded contract for sure! Or a particular use year Wait until you have more $$ saved All yeah! .. But I don't know how much less waiting 6 months to AT BEST save 5$ a point is really worth possibly not getting a room when you want to go.

It is hard to know if the price will increase or decrease in the next 5 months but my advice would be to watch the resale listings daily. I would suggest searching for an Old Key West contract that has all the points from 2010 (that should be easy) and if you normally vacation in March then I would search for a March, February, December or October use year. Then when you see a listing come in that matches your search you can purchase it or make an offer and see if the seller accepts.

You guys are just jealous that I have the room in the castle for the whole year!!!! But, it does cost a lot of points and I have had to sell my 4th vacation mansion in the bahamas to start covering my annual DVC fees. So, that's why I am now looking into cutting things back a little and only going for a week or two!

I am a Professor and my Winter break is always at the end of April/1st week of March (this year it was 3/1 to 3/5, so we went to DW on 2/27 to 3/6). The weather was not the greatest, but the crowds (or lack there of) were awesome! For whatever reason, my college is only a handful of colleges that have their break so early.

But, as mentioned above, if I can purchase now with a resale that has points from last year, then that means my wife would be forced into making "room" for a trip this year, which we weren't planning on!

Gotta run...Someone downstairs is yelling...probably Cindy throwing another fit about her slippers not fitting!!!!!

In addition to planning for the two months it takes to go through the resale process, you also have to remember that ROFR can put you back to square one.

If you start in September, and the contract gets bought back by Disney, that will put you another month behind.

I would buy now. You would probably be owners by June, which puts you in a good position to book what you want, when you want.

I bought resale in Oct 2009 and it took about 2 months to close so we actually made the offer in August. I bought OKW 2042 contract for $67/pt. That was lower than the listed price.

From my experience, it was difficult making January reservations once we closed in October. I had to take SSR at that point.

I bought because we had been thinking about it for years and because I got a ton of carry-over points. So for my $67, I actually got an extra 18 mo of points which were used to expand my vacation.

If you are thinking about resale, and find the contract you want, go for it. If Disney does the ROFR you still have time to try again. With more time you could take more risk and offer a lower price, or paying less dues. There are some negotiation points and you want to take advantage of the time you have.
