Does anyone know how Disney rents out their DVC points?

I ask because my family was interested in getting a bungalow next year, and I wanted to check the rack rate. But it appears to be unavailable every date I check via Disney's website. It's available on DVC, though, according to the availability tool.
 
DVC can move unreserved inventory to cash for breakage 60 days from check in.

They can also move it farther out based on trends. Trades out of DVC by owners can put rooms into the cash inventory at any time.

As far as DVC using their own points to reserve and offer for cash, via Disney, they follow the same rules as the rest of us and have to book using the same timeframe.

What rooms they choose to send to cash is completely up to them. If there are no bungalows showing for cash right now, then DVC has chosen to leave them for DVC members to book.

There is no set timeline when you might see them show up for cash but it will never be more than 11 months out.

Sandi- how does that explain the elusive standard view Aulani GV? We know there are two of them and they are never ever available for points- not even at 11 months plus a week. But plugging in November 2023- 14 months away- I can book one for the low price of $2479 a night! Can we surmise that these Standard View GV have not been declared into inventory yet?

That would be my guess. I don't follow Aulani close enough to know the exact units declared into the condo, but in 2018, only 105 of the 140 units were declared. And, remember, a unit can be comprised of multiple rooms.

For example, BPK at VGF is made up of just two units...101 rooms in each.

I don't know how many GVs there are at Aulani, but we just visited last week. Two of the ground floor GVs were DVC open models that entire time. There was also an ocean view GV on the 10th floor that we toured with DVC guides.

The POS does allow for them to pull out inventory for marketing. But, to offer for cash farther out than 11 months, those rooms can't be part of the units that are declared for DVC inventory

There were originally 3 standard GV. One was removed very early to add Ulu Cafe. DVC acquired 8 (6?) hotel rooms to balance the points. There are two left- both on the second floor. Floor 3 and up are considered Ocean View GV. At least one of those standard view sells for cash. But you’ll never even see a random day open and even at 11 months plus a week- there’s never a day that’s open. So it seems like they both are cash only. It’s a great mystery of DVC- but people get hopeful to book those because they are way less points. But they are unbookable.

We go in July. I may ask… wonder if they’ll say anything!

I would contact DVC directly and ask...you can just email them and ask them to forward the email to those at DVC who would have the information for you as to what units have been declared and what actual room types that is...as well as ask those specific rooms.
