Just out of curiosity, I just looked at SSR small points contracts on several resale sites (including site sponsor), and there are 25-50 point contracts, loaded and bare, going for almost $170.00 per point (multiple at $166-$169). That's only $10.00 less than direct add-on.

Small contracts have always been priced close to direct, especially now that new members cannot buy less than 150 points- that is one driving force for fhe price of those contracts. I think once you get to 100 points that is a cutoff to contemplate direct.

For me, being a RR owner already, if I’m interested in resale, it has to be favorable compared to the $201 I can get, hassle free, from Disney direct. I’d like to get Polynesian but a lot of what’s out there doesn’t offer a big enough savings to have points that I can’t use at RR anyway. For the extra $500 I can use my points anywhere, for another 49 years.

I do see more small point contracts out there than I have recently. Perhaps there’s some downward pressure building.

I saw one for BRV too ($190!) AND the site still showed a $6k savings! Either they lie or can’t do math. Either way, I’ll never use them!

Yeah, I'd buy that pitch as much as I buy the "Just Reduced" appellations they slap on all the time.

Close yeah, they always come in much higher than contracts starting in around the 75-point plus range, but when you're within $10 (and still on an unexplainable upward trend, that's well into ridiculous territory. That's +/- 5%.

For what it’s worth we just returned from 5 nights and been going for 15 years and every DVC sales booth had people there talkING to the guides setting up tours etc. in our resort every time I walked by the booth day or night people were there in line. I used to see these people and feel bad for them because no one would talk to them. walked past 5 booths in Epcot and everyone had people on line. Even one night on the monorail two couples who didn’t know each other started talking about buying DVC and we chimed in and they asked us our opinion which is favorable.
this is the first time in all the years we have been going that I have seen this. We also noticed that it was mainly a younger crowd with children inquiring. We are in our 50’s so it seems a whole new crop of DVC buyers out there.
I found this interesting as I just read that Disney is sending out solicitation asking to buy back contracts.

Poly has ALWAYS been wide open in the spring and the summer, well within 7 months. This has nothing to do with COVID and is not new.

For $500 less, you have something you can historically unload in a few years for more or less what you paid (resale), and maybe even make money.

Lots of CCV sellers regretting that direct purchase right now.

If you’re taking about CCV at this point relative to RRs time, with incentives and broken into small enough contracts, why would they be regretting it? Isn’t the resale for CCV right around what direct could have been?

I think we will start to see a price retraction. Contracts are already staying on the market longer and we are also seeing many contracts that say reduced. I completely agree blue card perks do not out way resale. If I was buying now I would only do resale and for me that includes RIV. I would wait until dues come out as you typically see alot of contracts get listed then and with all the changes and reduced benefits you may see many owners who were on the fence to leave dvc or sell some contracts.
Best of luck and I agree with resale. Blue card is not worth it anymore in my opinion.

With all of the price increases since COVID from food to used cars , computers etc. I would expect the DVC dues to have a higher increase than normal and with all of the other changes Disney has implemented you may see a lot more contracts come up for sale than you usually do when the maintenance fees need to be paid.

Yes, agree. Very few CCV listings and priced anywhere between $159-$182. That is not a regrettable price range IMO, especially after years of using it.

Between closing and selling commission and financing, plenty of those sellers are bringing money to the table to close. If they had bought any other resort resale at the same time, they'd be up quite a bit.

It does look like we are in the midst of one currently. Even within the current ROFR thread you can see a dip from sales that have already gone through ROFR and those waiting for it. Couple that with increased listings, 50th anniversary passing (after people have taken their trips), and upcoming dues... It looks like we'll be better shortly, but who knows for how long. If I were holding contracts on pure speculation, I'd likely want to sell now.

I have no problem with resale, but I certainly don't regret my direct CCV purchase. CCV has only been sold out for 2 years. All resorts take time for the resale value to exceed the original direct costs.

Point in time, AK was trending down, Poly was too ever so slightly.

For direct, I believe it's only happened once with SSR in 2009.

I have no problem with resale, but I certainly don't regret my direct CCV purchase. CCV has only been sold out for 2 years. All resorts take time for the resale value to exceed the original direct costs.

And to add, what is the sense of saving money on something you don’t really want, just in case you decide/need to sell.

IMO, DVC is about its use and …buying the resort of choice..even if you go direct…is worth it in the end.

Many resorts go down before they go back beyond direct price. I got my SSR in 2017 for $73/$75 a points which was a good $20 below what it sold for direct.
