Do you think DVC will stop ROFRing small contracts?

I've been watching the thread on ROFRs and getting very depressed. We will be staying at BWV as renters next year :woohoo: , trying before we buy. Based on our needs, we have in mind to buy a small contract, only about 50-65 points. Seeing the thread on ROFR is getting me down. There seems to be only one contract let through, and that was at almost $100 pp!

Do you think Disney is making it a new policy to ROFR small contracts because of administrative burden or do you think that they are actively rejecting these because of the looming announcement of a new DVC coming up? Or do you think there are other reasons?

I just want to get a sense of whether or not we should give up all hope of ever owning DVC. :confused3
 
If you pay enough, it will go thru. The resorts are going up to $95...just make sure you pay more than $95 per point....that will guarantee you pass.

I think DVC will let a small resale go through if the price is fare and it is to an existing owner of 150 or more points. The cost to have 6 member with 25 points vs. 1 with 150 has to be hurting DVC and all of us with increases in operation costs.

I agree with Bill - I think it will be harder for new members to make their initial buy in via resale if the contract is less than 150 points. Lots of members with only a small contract cost more to administer. New members may have to pay more per point than existing members to get a small contract.

DVC just exercised their ROFR on a small WLV contract I own and I wasn't at all surprised that they did.

When I added on BWV points a couple of weeks ago, my guide told me that Disney was buying up the small contracts especially BWV, BCV and WLV.

Is your brother a new owner? Has he closed already? That's a great deal for a small contract, congrats to your brother!

I've been surprised DVC wasn't more aggressive over the years when it came to the smaller contracts, esp when they weren't already members. Partly because of the admin costs for new buyers and party because these are exactly the ones that would likely buy DVC at the entry level and this is the main purpose of the ROFR. Otherwise it makes little difference as DVC can split and combine points once they buy them back assuming the same resort and use year. And with the infrastructure in place to handle ROFR, the cost per contract of ROFR really isn't that much.

Yes, he's a new member. He has closed, received his blue card, and made his first ressie. I was sure it would not go through and was quite surprised when it did. :thumbsup2
 
I guess I'll consider myself lucky, then. I was able to get a 50pt HHI contract via resale recently as a first-time owner. I'm still anxiously awaiting my closing papers :hourglass ! It's what fits my fiscal situation, and I hope to be able to purchase add-on through Disney sometime in the future :) .
