I am a current member, have gotten two excellent deals just recently, one at BWV and one at AKL. I have checked the rofr thread, and I expect I'll be borderline here. Also, what is the "sub" thing in parentheses on this thread, appears to be related to relatively low point price resales that made it through rofr.

Thanks.:)

Based upon my experience on buying 5 resale contracts is that your best value, if you have time to wait, is buying loaded contracts (triple point) contracts. The price will be a little higher than the normal contract since the contracts are loaded but you will get a lot of extra points for a little extra that you can rent off. This is how we purchased all of our contracts except vero which we got for $58 in 2008.

I have no proof.. but I think so. I just passed yesterday on a contract that I NEVER thought would pass. There was a post somewhere around here about why would resellers ever list so low when they knew it would not pass.. my contract was one and it passed. Good Luck!

Thanks for that encouraging bit of news. I have mailed the deposits on these two contracts...hoping for the best here. Any more feedback would be interesting and appreciated.:cool1:

As a seller you don't care whether it passes ROFR as you get your money either way. As the seller if you're happy with the offer, then it doesn't matter.
