Do-it-yourself home selling kit or website?

DH and I sold a property out of state which we are doing by ourselves (ie, no realtor). There needs to be no title search and no inspection and we have no reason that we need to include a lawyer. The cost of the home is so low that we don't want to spend any unnecessary funds on anything we can avoid.

Is there a kit or a website we can use just to get an idea of what the process is to do this on our own? We already have a roughed out contract and a deposit check coming.

The reason we're not using a realtor for this is because they did something illegal with our listing and we're writing a letter to the PA State licensing board to complain against them.

We have sold some homes for sale by owner and used a lawyer. I don't know of any "kits" but our lawyer fees were only about $500.

i'de suggest using a real estate lawyer in the state in which the property exists. they would be aware of the laws governing property sales within the particular state. here in california there is a chain of bsns. called "help you sell" that will do only the paperwork but they have been the subject of lots of litigation-while they routinly know the real estate laws they are'nt apt to to go into the detail to protect the seller that a real estate lawyer will ( a title or lien search may not be required by law for the seller but the buyer's funding sources may require it and having discovered it has'nt been done at the last minute can cancel the funding/contract). a real estate lawyer will also protect a seller by ensuring that everything that must be disclosed has been (any government right of ways or land usage issues that date back decades, mineral rights, zoning prohibitions)... you can contact the county in which the property exists and get the number to the local bar association-they usualy have a lawyer referal service for different specialties.
