i am doing a contract through them, sent my check over a week ago, contacted them for an update 4 days ago, 2 days ago, still no update on what the sellers are doing and if they have even received the sellers paperwork. The points on the contract expire may 31 so this needs to happen asap for me to have a prayer of using them and no one is responding to my emails. I plan on getting at least another 100 points and I will NEVER use them again poor communication/no communication 2-3 emails just to get a response they didn't even tell me when they got my check i had to inquire and 2 days later they were kind enough to inform me they had it. Just wanted to post my expreience, i'm pretty dissapointed they could at least keep me up to date :(

I don't think your problem is with the Timeshare Store, it's with the closing company they use. I had some problems in the past with communication and lost paperwork. Regardless, it's almost impossible for you to close and use those points before May 31---a lot of the process (most of it) it out of anyone's hand. Disney alone can take 30 days to ROFR the contract.

Why don't you pull out of this contract and find one with a better timeline? Or, you could have had the value of the unusable points credited into your contract purchase price (if it wasn't already).

Or, (did I mis-understand your post?) are you just waiting for the final closing? I've heard that calling your agent might help...ask the agent to contact the closing company. It might get you better communication as to what's going on. Certainly, someone should call the sellers and ask them to overnight the papers in if they haven't done that already. Good luck.

I'm already through ROFR just need the sellers paperwork and i'm done. we have been through ROFR for almost 2 weeks now.

Then yup, your issues with closing sound like mine. In fact, last time I had expiring points to deal with as well. Closing company still screwed up a bunch of things (including putting the wrong contract number on my paperwork---I kept calling Disney to see if we were in the system and we weren't according to them, due to the fact that I was giving them the wrong number; MS accounting finally figured it our for me, not the closing company). I like the Timeshare Store for resale, but I won't use their closing company again.

Call and ask for Brenda, she's pretty on top of things there.

just got an email back from the after my 3rd email i took your advice and contact brenda this time! they got the paperwork today she emailed back w/in an hour thanks for telling me about her she was very prompt!

Most buyers don't pick the closing company, the Broker does and as buyers we trust the Broker to watch out for our best interest.

If the closing company isn't doing their job, then the Broker needs to know so that they can reassess their business relationship with that company.

Had a similar problem with another reseller once they handed off the transaction to the closing company. Closing company snail-mailed the closing documents (instead of email) to an incorrect address. I kept emailing the reseller asking where they were with no response. I finally emailed the agent's boss and then got a quick response. Once the sales agent gives the transaction to the closing company, they're off to get more commissions elsewhere and are less responsive since it does not mean any more $'s to them for that transaction. Give the agency a phone call and ask what the status is or ask for a contact at the closing company. Good luck.

Closing companies have no real control over when the seller returns the paperwork. And further complicating this particular contract is when Disney will get it into the system and allow you to make reservations after closing. It can take up to two weeks. Honestly, a June use year through resale this close to the new use year is not an optimal situation. Chances are, given availability, that any 2009 points remaining are pretty much useless, as any remaining DVC inventory for May has aleady been made available to regular cash reservations.

If you ask the TSS and the closing copany to have DVC expidite the "loading" due to expiring points that can help also.

Still, the buyer has the final say in who does the closing. Nothing wrong with researching closing companies (and their fees) and finding the one you want.

Too many brokers have a cozy relationship with certain closing companies. I know when I purchased a home here, every single agent seemed to use the same closing company. I wasn't happy with the fees I was charged (some of them were ridiculously high). In future transactions (both refinance, selling and new purchase) I was able to find the name of a different closing attorney. She was great, fees were way more reasonable, and everyone I recommended her to has very been happy. I offered to give the name to the buyers buying my house to save them some money but their agent said no way, they were using the expensive company (of course). I don't think she even bothered to give them a choice. I'm sure there was some sort of incentive going on there.

i believe that this was it at least that is where the docs were sent and what not.
Nancy Spohn, Closing Agent
Timeshare Title & More, LLC

they said they have requested expediation from disneys part i know it's a long shot for avability but at least want the chance to make a reservation it would just be a last minute trip i'm in driving distance i thought i'd take my daughter for a quickey if it comes through (i'm a sahm). I'm just hopeful that i will be able to take her since her daddy is leaving for training and to go to iraq at the end of may and i think it would help her when he leaves. keep your fingers crossed for me!!!

She is the closing agent for several of the popular resale companies... not just The Timeshare Store. Our contract was just sent for ROFR via a different realty company... and our paperwork went to the same closing agent.

One of the contracts we bought the problem was with the sellers. They were getting a divorce and wouldn't go together to get paperwork notarized. I was within 1 day of canceling that contract since it was beyond the allowed amount of time in the contract I had signed.

I guess I was lucky because Brenda was my closing agent and I have to give her an A++! She ALWAYS got back to me via e-mail and phone and gave me great service and advice when I was a bit leary towards the end! I felt very comfortable with resale process after speaking with her!

Good luck

I had the complete opposite experience! We made an offer on a contract with the TSS and from the time the offer was accepted until when the points were in my DVC account and able to be used was 5 weeks! My experience with both the TSS and with Brenda at the titale company was first rate!

even if to say, they have nothing new to report. That would have been the professional thing to do.

We used Brenda as a closing agent and she was awesome. She was with Magic Vacation title. On our second purchase we closed with Nancy from *** and she was not as nice or as communicative. However, both closings went rather well. The second closing had a hold up with the seller getting the OKW year extension refusal paperwork to disney.

I am sorry you are having problems. We have bought twice through The Timeshare Store and both times everything from our first call through closing moved very quickly and easily. We were kept well informed during the entire process.

We just had a somewhat similar experience with the TSS. No one ever called me to let me know how my contract was progressing - I always had to call and have someone call me back to find out anything. We had a very slow seller and ended up canceling the contract - 5 weeks after ROFR and we still had no closing documents - the seller refused to get a document needed for closing. I have closed 3 contracts with Jaki and Ken and was used to them calling to chat and keep me up to date with what was going on - maybe the TSS just isn't like that. I know in my situation, the seller was the problem, but being kept in the loop as to what was going on would've been nice.
