Disneyland tower.. what to expect? Direct buy?

Does DLT have the Riviera resale restrictions?

Not announced but I would assume so. I don't think it will be as big a deal though. Most people who buy the Disneyland DVC properties use them for Disneyland. My VGC points are EUPs and I have seen and heard plenty of others say the same. I want to own at DLT (to go with my VGC) points as I am local and like to do 3-4 staycations per year at Disneyland. I initially thought I would buy direct right away, but I could see waiting for resale once those come a few years later as I won't care if I can only use it there. I love staying there and have my VGC points for if I want to stay there.
 
There is no question VGC will be the more desirable of the two properties. Even though VDH will be walking distance it's a long walk compared to the exclusive DCA entrance and the view into the park (plus the craftsman architecture). VDH will probably sell out quickly due to the pent-up demand, but I'd be disappointed staying there if it has the same points chart.

I really wouldn't mind it. Disneyland Hotel has better food options and it's not even close.
 
Restrictions won’t matter for any DVC property in Disneyland. You must own at those resorts to even have a shot at staying there. I own at the Grand and will NEVER use those points on anything but that property.

I don’t imagine this will remain true when the number of rooms quintuples. VGC will remain a difficult get, although it will probably finally have a low season. DLV will almost certainly have some availability at 7 months most of the time. Especially if Riviera sells out before DLR and DLR is the only thing they’re selling at WDW (besides Aulani, which they’ll be selling forever).
I really wouldn't mind it. Disneyland Hotel has better food options and it's not even close.
🤷‍♂️ They’re both a few minutes walk from Earl of Sandwich and honestly I’m not sure why people eat elsewhere in DTD/surrounding hotels
 

I feel like I should know this, but what has kept Disney from declaring more rooms from the Grand Californian as VGC rooms? Sure, pre-Covid they had no trouble keeping the Grand Californian 100% occupied, but now I would think they'd have no trouble selling the additional points and filling the newly declared rooms.

They’d need to renovate them into DVC rooms and get permission from the city. I think at $800 a night they may feel like they have a better opportunity in another hotel.

I believe that's true for you... But I suspect there are some West Coasters who might like to use Disneyland DVC points at Aulani too, even if they never intend to travel east to WDW.

Likely it will be easier to get in to DLT because it will have a ton more rooms. I wouldn't say it will be easy by any means but I think it will be something that after the first 10 years you can start planning on being able to get 3-4 days at the 7 months.

Okay my brain is puzzled. What does EUP mean? I imagine it’s along the lines of “only ever here” but I can’t figure out what it actually stands for.
 
DVD has had like 5
I’m expecting it to be roughly 3.5 million - 4 million points. So not a small property but not a particularly large one either.

DVD has five months in last 10-11 years that they've sold +180k at any one resort. If we take 3.6 million, that'd required averaging 180k/month to sellout in 20 months. Even averaging 200k/month would still take 18 months.

That said I agree with the consensus to not expect much of a discount. What we see at opening will likely be the best price and I wouldn't wait if I knew I wanted to buy.
 
My best guess is there will be some level of preoffer, then it will get smaller offers for a while, and if they’re still selling it 2 years in, the discounts will get more aggressive. However by two years in it will have likely seen 2 list price increases and of course it will come with 2 fewer years of points (if you’ll be alive long enough to care)

EUPs are Exclusive Use Points. SAPs are Sleep Around Points.

So in my case, my VGC points are EUPs and only used at VGC. SSR are SAPs (member since 2009 and have never actually stayed there) and my AKV points are a mix of SAPs and EUPs.

Yeah, I own at BWV that I bought like 14 years ago for my Disneyworld trips. The VCG points are too expensive to not use that VGC, but I would use at Aluni too if I had to.

We don’t know what will happen but adding more DVC rooms to Disneyland won’t mean that it’s easier to get into Grand Californian because of how small it is. My personal opinion is the DL DVC Tower will sell out quickly and be just as hard to get into as Grand, but what do I know.

You just can’t compare Disneyland DVC to Disneyworld because of the demand. I mean they won’t let you on the VGC waitlist because its full for people to buy at like $275/pt

How many units are proposed for the DVC tower? A few hundred?
Not saying 500 villas would satisfy the entire west coast demand, but it's a very different level of scarcity than only 50 units.
In other words, the level of insane demand should abate a bit, with a huge increase in the number of available units.

And, at VGC it's really studios that are super hard to get. Demand for 1BR and dedicated 2BR is high but not impossible to get at 7 months, at least part of the year.
The new tower is mostly studios so that should help, too.

That makes sense! I figured that’s essentially what it stood for, but my brain did not arrive at “Exclusive Use” despite it being so obvious now that I know. :-)

My VGC are EUPs for certain. My SSR is SAP. The rest are “usually only at that resort but sometimes we change things up” points. ;-)
 
I agree, the resale restrictions don't matter as much, as there is a huge group of west coasters that take an annual Disneyland vacation every year (or multiple vacations) and are fine staying at the same resort each year. I like staying at VGC each year and have yet to wish I could stay elsewhere. As for VGC being a better resort, I think it is overall because it is closer to the park, but Disneyland hotel is also great and within walking distance. VGC has a more grown up theming, where Disneyland Hotel is more traditionally Disney themed.

You are absolutely right on this!!! Our last trip to DL included many Earl of Sandwich meals.
 
Reviving this thread after reading through instead of creating a new one on a related topic. I am interested in buying the new Disneyland resort when it becomes available for sale. I am an existing DVC member - bought resale and have never spoken to a DVC guide. Do I need to proactively reach out to be assigned a guide early so that I can join the waitlist for Disneyland Tower when they start selling it, or am I okay to hang tight and wait on announcements? I don't have a need for a specific UY and not looking for a deeded week, just want to buy points. Looks like based on the math someone posted upthread it's not like it's going to sell out instantaneously, so am I better off to wait around and see what presale offers come out? (I know it may be a while, just curious now)

I wouldn't wait around once it goes on sale if you're interested. It will still sell out pretty quickly and if demand is as high as it seems, I doubt Disney is going to offer many discounts if any. They wouldn't have any need for incentives.
