Disney to Stop Commercial Bookings?

Recently I did my first ever listings with David’s to try to get something for points I will otherwise lose. These are for two confirmed reservations not at my home resort.

I would appreciate if you could tell me whether I have the process and terminology right for if should get lucky and secure renters for these two reservations:

- Contact MS via phone or chat.

- Tell the CM I would like to change the lead name on the reservation(s).

- Let the CM know I am renting out the reservation(s).

- Be prepared to push back if the CM tells me renting is not permitted. It is permitted and this rental it is not considered commercial use under the current terms and conditions.

- Be prepared to ask to be transferred to a supervisor if the CM tells me this is not allowed.

I have been reviewing the threads covering this topic, but am still a bit nervous and want to make sure I say and do everything exactly the right way. Any advice you can give me will be greatly appreciated!
Yes, you would need to Call or chat with MS. They Can help changing the names on the reservation.

While you are not doing anything wrong I wouldn’t mention that you are renting.

There should not be any push back from the CM if you are not mentioning that you are renting.

You are only renting 2 reservations you are not anywhere near being labeled a commercial renter.

Good luck renting.

I have noticed a trend. I have seen so many complaints across social media boards the last 30 days about not getting anything at 11 months. I saw someone this weekend who couldn't even get a 1 bed at their resort at 11 months. Something is changing not sure what. I would encourage sending DVC an email to complain if you have time and if it is effecting your ownership. Maybe its commercial entities maybe its DVC themselves but something is for sure different and people are noticing.

Which resort was not available in a 1br at 11 months?

On top Disney has taken all value rooms out for maintenance at AKV Jambo.

I know Dec is and always has been, I am just relaying info people who have been members for a long time are saying. That they use to have no problems booking and now they do even at 11 months. I didn't ask them specifics or grill them for posting their experience and frustration. But I have seen many saying this very same thing.

Change the lead guest and agree that it is for personal use.

If you want to add about rentals, I could say “ I am required to notify you these are rentals but they still fall under personal use and my right to rent”

As long as you agree to personal use and the booking terms, you are being truthful. Personally, I don’t think it’s needed to mention rental unless you feel more comfortable doing it.

It’s not I to the frontline CMs to deny you The right to book.

Per the current commercial use policy, owners are allowed to have up to 20 reservations within a 12 month period snd There is no language anywhere that states how many can be in the names of other guests.

I saw someone say to respond with this. I have it saved to my notes but I havent used this line yet.

"Yes, I agree that this reservation is for personal use according to the Home Resort POS, the Multi Site POS, and the Home Resort Rules and Regulations"

VGF RV has gone in seconds and some dates didn’t come back….so it wasn’t only walkers.

I did end with three of my four nights. But, this is typical for early December.

I have gotten my RiV 1 bedroom and RIV PV studio without walking but over different start dates…and back filled.

Not sure what rooms I will need so I snagged a bunch! lol

I am grateful for your opinion and that of the others who have responded. Your wording will be very helpful in case the question does come up.
 
Also, the CM will ask you if the reservations are for your personal use and you have to reply yes or they won't change the lead. Which is the honest answer, because renting non commercially falls within personal use as defined in the POS.

You are technically supposed to notify Member Services that the reservation is a rental when making the reservation according to the Home Resort Rules and Regulations.
As of today, notifying them when it becomes a rental is sufficient.

Until an owner changes the name, it cant be considered a rental by DVC, even if it is the intent of the owner to turn it into one.

That is not to say that DVC can’t put metrics in place to limit lead guest changes, But as long as an owners name is on a reservation it’s the owners.

Here’s an update:

Late ysterday afternoon I received an email from David’s telling me they had a guest interested in one of my two reservations. Pretty amazing since they had launched on Sunday.

Today I called Membership Services to modify the guest list and contact information on the reservation. The CM handled the changes very efficiently and was unfazed when I mentioned I was renting out the reservation. This particular CM seemed to fully understand that renting out a reservation does not change the nature of the reservation from personal to commercial.

Thanks to all the help I received here I was fully prepared to handle any pushback, but there was none whatsoever. All 5s for David’s, the CM, and the DISboards family!

luckily not all front line CM’s give out the impression that they were hired yesterday.

Glad it was a breeze(as it should be) to change the names on the reservation.
 
This just happened to me for one night reservation…at BLT .
I booked a studio for me , the owner of points at BLT and then booked a 2 bedroom for my daughter & family for one night atBLT Xmas Eve .She is not owner or associate but the only person ever named on my reservations and I usually kept my name on both reservations. This is the first time I was told I could not be on both reservations .But when I removed my name and listed my daughter and her husband and 2 children …I could not make any changes to the reservation even tho they were my points … I would think this could be a surprise , if enforced, for future owners . Do you think this is a new method to start controlling rentals ?
I can’t imagine trying to keep track of points if I did renting ?
