Well DVC "exercised" their right of first refusal and I lost the resale thru The Timeshare Store.

230 point OKW $75pr point. It was the perfect contract for us. We want to vacation next Sept and we dont want to have to start by barrowing a LOT to go, and it seems like the other contracts I see out there aren't going to have enough points for a 2 bedroom villa for at least a week (218) maybe more.

Im so disappointed, now I have to start the process all over and Im afraid to bid $75, which was great for us, because Im afraid the same will happen.

I didn't see a lot of OKW contracts listed on the ROFR/PASS/WAITING thread.
 
If you hang in there you should see another 230 at some point, because that was a very popular buy in price in the early days. Perhaps a bid near about $80 would get it. I agree that the 230 point contract is a great starting number. That is what we started with. Of course, we quickly figured out it wasn't enough for us, and added on another 150. :teeth:
 

$80 for OKW should easily pass as it seems like $85 for SSR is the bottom line. Perhaps TTS should comment.
 
The OKW on the ROFR thread to pass was a 230 points at $77 so 80 would pass no problem.
 
I wouldn't pay $80 for OKW- if you look at all the listings on TTS they start at$72 and go up. $77 is the highest I would pay, but $75 is what I would prefer to pay. There must be a reason OKW is listed in the 70's on the 2 DVC resale sites I know of, and I asked my TTS rep repeatedly if we were bidding too low and he said no, he was sure it was a good and appropriate bid and felt confident if would pass.
It makes me wonder if buyers are encouraged to go with a particular bid if they know the seller will accept it and its the only way they can sell it (using the buyer as a pawn)- someone must try to buy it before even DVC will have a crack at it and this way the seller and TTS wins no matter what. Just something that crossed my mind last night.
I was so excited to start planning and booking a reservation and now I have to go thru the whole process again.
 
I'm just wondering if maybe the ROFR isn't increasing since the price increase at DVC. It seems Disney is excersising ROFR a lot more frequently than they used to for ALL DVC properties these days.
 
It isn't small change, but if the $1150 between a bid of $75 and $80 really bothers you, keep trying. To me, it seems to me like knocking your head against the wall. It's a better price than you will get from DVC.

Patience may pay off for you, I hope you get an OKW contract that you can live with.

We were buying a 50 point VWL add on nearly 2 years ago. At that time, it seemed that $75 - 77 was the going rate. We offered $77, I think they were asking $78. We did get the contract, but I spent a few weeks thinking that I really should have offered the $78 because we really did want the contract.

Did the contract have a lot of banked points? That makes a difference.

If you keep low-balling it might help them move a bunch of their old contracts. Maybe you could negotiate a 1% kick-back on every one that gets RoFRed.

This works out to $63.04 per point. You'll need more than luck. :smooth:

That would make sense. If Disney's price goes up, they probably raise their ROFR levels too, to keep the gap between Disney's direct sale prices and resale market prices from growing too large. Since Disney raised prices by $3/point, maybe the OP could try offering $3 more per point than whatever price was normally enough to pass ROFR on an OKW contract.

I tried to go to their website but couldn't find a list of DVC properties- where am I going wrong? whats the website you are using?

LOVE the idea of asking for a 1% kick back, although I suspect that could be highly illegal. LOL.
 
I agree that the contract at $63 will get ROFR'd so fast your head will spin! Maybe it's an estate settlement and they just want to unload it fast.
 
Okay, I found it under "hot deals" geez, whata gimmicky title how about calling it what it is- timeshare for sale listings, or something. Anyway, I didn't see 230 listed, maybe its one of the "pendings" now. Thanks anyway!

I've read mixed reviews about GMAC..
 
WooHoo! TTS has a new listing for 232 points (a weird amount) Sept UY, full amt avail this year. $78 pr point. Its much higher than we wanted to go, but my DH said he didn't want to haggle and risk losing it again. We DID ask them to ask the seller if they will split the closing costs- assuming they will say no, but it doesn't hurt to ask. We weren't planning on paying 2006 dues.....and I wont need 460 points next year, but I have plenty of time to decide what I want to do with them. (assuming of course I get the contract)
I have to say in a sick, twisted kind of way the excitement builds while we wait to see if we pass ROFR....dreaming of the type of vacation I can take with all these points!

Ahhh.....I dream of points!
