Disney ROFR

From our very recent experience, I would be very surprised to see a $65/pt. resale make it through. The only way it would have a chance would probably be if there are no 2004 points available and maybe even some of 2005 borrowed as well. But hey, I'm beginning to think there's no rhyme or reason to it at all. I guess anyone considering resale should just decide what their bottom-line is and go for it!
Other than HH and VB. I'd agree about DVC keeping us guessing.

I think use year and waitlist play into ROFR and there is no way anyway here can know that demand.

Good point about the use year. Which use years do you think are in top demand? Which resorts have the highest waitlists?

I think the only way to have any idea is to post a poll "what add on are you waitlisted for" and even than it is a small percent of the DVC population we are dealing with.

I will make an educated guess that BCV is most in demand. I come to this conclusion as it is the only resort, per my guide, that you must give a cc and will be charges a deposit as soon as the points are avail. The other resorts they call you first.

Why is BCV in such demand? Beacuse there are so few? Also, what is your educated guess about the use year?

4 reasons BCV points are still very in demand...

1) Storm-along-bay
2) The small size of the resort
3) The newest "sold out" resort
4) Location

The only way to be sure to get into BCV during peak or near peak times is to be an owner with the 11 month booking window. The other resorts, especially OKW and BWV prefered view are somewhat easier to book at 7 months.

Thanks for the info. I was wondering because I have an opportunity to buy into BCV and wasn't sure if this was a good move. I have an 8 month old daughter and more kids will be coming in the next couple of years. After reading this board for a few weeks I was thinking that OKW was a better fit for a family with kids. But now I'm wondering if BCV would be better because of it's "pull" that it might have. I am a teacher and we are only able to vacation during peak times. Everyone seems to agree that you should buy where you want to stay most of the time. It seems to me that OKW is easier to get into at a 7 month window and maybe I'm better off buying BCV. What do you think?

PS - What is storm along bay like - I haven't seen any pictures?

SAB is almost a water park itself

It has bridges, sand in the pool, areas for kids to play and build castles out of the sand and so on

It has a lazy river - section up to 8' deep and lots of lifeguards. An amazing slide and a kiddie slide/pool as well

One thing to keep in mind is that the BCV rooms are smaller than the OKW rooms (especially the living room and the kitchen area) and do not have full tables for eating meals at - they have a bench and a kitchen ledge/counter area

We own at BCV and are happy that we do but that does not stop us from going to the other DVC resorts as well

OKW is great for those who wish to park their car by their units and do not like hallways

OKW is currently easier to get in at 7 months due to its size - this may change with SSR next door and being more points with smaller rooms.....

Vive la difference!

thanks

edited due to this board banning someone's linked site to SAB photos

Location, location, location!

Though we're not (yet) DVC members, we've stayed throughout the Disney property (all monorail resorts, Fort Wilderness, most EPCOT resorts), and you can't beat the location of the BCV or BWV. Being able to walk to two parks is incredibly convenient. In terms of "pull," there's no question that BCV and BWV top OKW for our family of full-grown (if not always mature) adults.

I considered OKW as well, but one thing I've learned from reading these boards is to buy where you want to stay. If you have to vacation during peak periods, the 11 month booking window at your home resort will certainly give you an edge. And while a BCV home resort will not preclude you from staying at OKW during peak periods, the opposite may or may not hold true.

By definition, ALL Disney resorts are kid-friendly. If you are seriously planning to buy resale, be sure you consider the long haul, and how your particular needs will change over time. Space may seem critical at one point, the pool facilities another (in which case SAB is top notch), and convenient location yet another.

Few people buy into DVC looking for a return on investment, but properties become available for resale as family situations change over the years, and OKW has been around the longest. BCV is less available, and you know what they say about supply and demand.

IMHO, if you have the means and opportunity to buy into BCV, do it. You won't be sorry.

So you're thinking what I'm thinking...buying into BCV will enable me to use it during peak times (b/c it's my home resort) and it will enable me to trade with pretty good luck (at the 7 month window) into OKW. It seems as the kids get older that the location of BCV might soot them a little better with the BW right there. I'm going to WDW in 5 weeks and i will be able to really take a look at them both and compare. Thanks for your insight!:wave2:

By all means. If you're not familiar with the properties, checking them out in person is the best way to go. Have a wonderful trip!

Nothing like seeing for yourself - that is how we looked into VB and bought there - we stayed on "BCV points" and then bought in ourselves so now we own BCV and VB

Please, please:

We just put down $$ on: 150 pt BCV - FEb use yr for $73/pt. All of the 2004 pts are available, with non borrowed. Also we are paying closing costs.

This is too nerveracking!

What's your guess? We will get it?

My guess is yes, but that doesn't make the waiting any easier. I was nibbling my fingernails the whole 10 days it took Disney to pass on our 170 points at BWV ($70 per). Anything can happen, I suppose, but from all the posts I've read, it sounds like you are in the right ball park for BCV.

Best of luck. Let us know how it turns out.

Pixiedust, momoftwins!

Ours passed in Dec. at BWV with banked points for $71/point. I think I feel a BCV ownership in your near future!

Just found out today that our offer on VWL passed through Disney. It took 23 days but now the wait is over. We will close on March 15th. Whole family (we have four boys) is extremely excited.

Excellent news! I was starting to worry about you!

Congratulations, and, of course, welcome home.

sunan,

Thanks for your kind words. We were starting to worry also. I know Disney can take 30 days, but 23 days seemed like a long time to make a decision.
