Again -- I get what you're saying in theory, and maybe they're getting close. Your one data point is clearly not dispositive.

And my own experience in hotels tells me that rooms at all hotels are discounted -- sometimes heavily -- all the time.

What matters is how that all nets out at the end of the year.

And we can't know what that picture looks like unless someone wants to share current propriety info with us here.

The Igerian model is vastly different...cause I was trained in the eisnerian one.

Now...it's not a problem so much...what happens when the next yutz takes over and then is being ordered to inflate the stock price?

On all of that, all we can do is wait and see.

I won't get too worried YET, as I have no proof whatsoever that there is actually even the beginnings of a real problem here.

As always, there are changes that some are not happy with. Whether that ever translates into an actual problem for the company, we really can't know right now.

But I'm here chatting about this and watching what they do with DRR and other things because it's certainly possible that someone screws this up. That's always true with any company -- particularly when you hit a change in leadership.

They are indeed worth double, many contracts are. I am far from alone.
 

Who said exclusive in the sense that no one else is welcome to the restaurant or gondolas?

If you're referring to anything I've said, my thinking is a "new DVC animal" with more amenities onsite that other DVC's that are connected to deluxe resorts. Seems like they would/should/could need that in order to get top $$.

I am just sitting here speculating that I wonder if the "hook" will be DVC exclusivity since that seems to be the current desire and drive for current members. They want exclusive DVC events and they're "selling out" before Disney even has a chance to reach the close date. All of these "Magic Events" have a 2 week booking window and aren't even lasting 48 hours before they're full. Obviously the demand for DVC only events is there.

Exclusive events and an exclusive resort are entirely different animals!! The former are harmless perks to members. The latter would probably be a PR mess. Don't see that happening.

Why? It's a private company on private property. They can make things membership only. They can make bookings open to the public, but there's no reason why Disney couldn't make something membership only, they do it all the time. Can the public go to Club 33 without a membership? No.

ETA: Can non members use the Epcot Lounge? No. Can non-members get up to Top of the World without a DVC member? No.

Give the place an exclusive amenity while spending very little money?

Sure they CAN! Does it make any sense though?
  • Let's limit our market for the restaurants onsite
  • Let's limit our market for any stores onsite
  • Let's bar thousands of guests staying at nearby hotels connected via gondola from entering -- that won't rub anyone the wrong way
  • Let's not let anyone but members rent a room rack rate or rent DVC members' points -- that'll go over well, right?!?

Oh, and let's gamble on DVC owners caring AT ALL about having "exclusive" access to this one resort.

As a DVC owner...
  • Would you pay a penny to have your resorts only accessible to DVC members?
  • How would that improve your experience?
  • How would you even KNOW THE DIFFERENCE?
I don't see the business case for this.

Which contracts? Recent ones?

Old ones? Of course...fully agree. But what happened between then and now is they DOUBLED the price. These things do matter.

Wait wait wait? For what? What contracts are now worth $80k cause I have a GF and a Poly contract that I would happily list for double what I paid, especially Poly.

We go through every so often. Many members (Andrew and I for example) picked up a lot contracts (not sure how many Andrew did) when they were in the $40 to $60 range.

Yeah, I couldn't really see them letting potential customers gondola on by without "allowing" them to enter the shiny building and pick out their "exclusive" DRR mug....

And not being able to rent out your place would probably be a negative, but they probably want to start stomping that out one day anyway.

But if their data is telling them that DVCers really would value such a proposition and pay extra for it, then they'd do it.
