Dean, thanks for the infommation and opinions. You made alot of sense in your approach to buying timeshares for the trade out purposes.
 
3. Do Marriott's stated annual maintenance fees include the real estate tax or is it calculated separately?


Generally they include the taxes, I'm not familar with an exception in Marriott but sometimes you might get a tricky salesperson who breaks it down.

We own Marriott's Shadow Ridge resort at Palm Springs (Palm Desert). Fees there do NOT include property taxes. We are billed separately by the State of California, and pay the property taxes directly to the State.

It's a pain because we're billed twice a year, and have to send a check. (No CC pmts, Bank ACH draft, Bank Bill Payer, etc). Whereas we can pay our Marriott fees directly on-line using a CC.

We just closed on our week there. I wonder why they would handle it like that. One bill to the HOA would surely make more sense for the tax assessor.
