Disney or Re-sale?

We are considering buying into the DVC and have a few ??'s.

Is it better to buy through Disney or a re-sale? Why? What are the pro's and con's for re-sale and/or Disney?

If we went with a re-sale, does it make a difference what use year you have? I'm not totally understanding the use year thing.

We've only been in early Feb. and did not like the crowds by the 14th, so I'm thinking we would probably only go during late Jan or early Feb, possibly Sept. We're thinking of a re-sale because the maintenance fees are cheaper at OKW than the other properties.

Any help is greatly appreciated :)
 
This is almost like the proverbial chicken or the egg argument. You will have lots of options to choose from but it really must come down to where do you want to stay the most. If it is OKW, then the only route you can follow is re-sale. That is the same with BWV too.

The use year function really doesn't matter. The use year is just when your points for that new year are reappointed to your account. Given your traveling mostly in Feb, a use year of October would be perfect for banking purposes; if you needed that sometime. Really, don't get too concerned about use year.

If going the re-sale route, check all the listed properties that you can for banked and borrowed points from the account to be sold. You could come with a great bargin if many points have been banked. You could have a bad deal if many points have been borrowed.

Financing and closing cost will vary with Disney and re-sale. Disney will provide financing if needed and there will be no closing cost. With a re-sale, you will probably need to find your own financing and negotiate closing cost with the seller.

Maintenance cost will be about the same across the board, there are some varianace, but don't worry to much about that. Key point again is to buy where you want to stay the most.

Having never stayed in a DVC resort, only the Wilderness Lodge, I can't answer where we'd want to stay the most. Since we are not spring chickens, our daughters, 29 (disabled) and 25 would be gaining the most benefits of this purchase. We adored the Lodge, but would assume they would want to be near a little more active area. :)

So many decisions to make.

If you really have no preference as which resort you stay at. I would purchase which ever is cheaper. We did not care which resort we stayed at, we just wanted it to be at WDW since most of our vacations will be there. We researched both DVC and resales.

Many times you can find a resale that is cheaper than what DVC is offering. Keep in mind that resales are not always the cheapest option once you adjust for closing cost (Disney pays these if you buy from them) and any other promotions Disney is offering.
 

Right now, it would have to be a really good priced resale with a decent amount of banked points. I was looking to add on again with a BW resale, but once the BCV incentives came out I bought there. $70 pp, no closing costs, good deal since closing costs can significantly raise the resale price. Also, keep in mind that some resale sellers, want to recoup there dues payments (negotiable).

The incentive I took was $5 off pp. Regularly $75, keep in mind going to $80 in June. The other is for a certain amount of free nights at a disney resort. Check the board, the specifics are listed in a few threads.
