I am very disappointed! We put an offer in on the BWV for 200 pts and waited patiently for a response on the first right of refussal - 30 days later they came back and said they bought it back! What are the chances of it happending again? My husband said "Let's forget it" but I might like to try again - any suggestions? It was for $78.00/pt so It was a reasonable offer.
Any help??

I'm sorry that happened. Beca's thread:
http://www.disboards.com/showthread.php?p=8917871#post8917871
gives the recent ROFR activity. It seems as if $80+ have been recent BWV prices that have passed. I wouldn't "give up," but I would consider $80 or a bit more the next time. That really isn't that much more money in the whole scheme of things! We added on 50 BWV points through Disney in February and we paid $89.

Read the thread and maybe you can get some tips on what people have done, if nothing else, you'll understand that there are plenty of people ready to cheer you on, and offer suggestions.

Pixie dust for you. We first tried to get into DVC at VWL and Disney bought back the contract we wanted. We then went direct, but Disney was selling BWV at that time. We have since added on both direct and through resale.

Best wishes,
Bobbi :wizard:

Don't give up. Go after another contract! Ask the folks at the Timeshare Store to help you with pricing to avoid it happening again. They have a good feel for this and I have appreciated their advice on more than one occaision. Yet exactly what triggers Disney's interest is probably a mystery to all except the keeper of the secret formula. :confused3

Michigan, we were in your boat 2 years ago. We decided to buy SSR through Disney, after our attempted purchase of HHI was thwarted. Yes the points are more for SSR, but you are getting something tangible for the extra money-the extra 12 years on the contract life of your purchase.

Hello, Michigan! I'm from Ludington, and I just purchased OKW for $75, and it passed ROFR. I don't know why, since we had a full year of banked points. Our money and signed contract goes in to Jaki tomorrow.

One thing you might consider is to offer almost the full price, but have the seller pay closing fees and maintainence for the current year. For disney, they don't have closing and maintainence on any contract they buy, so this configuration might be less attractive to them. Just a suggestion--as I said, who knows why one contract is taken by Disney and the next one isn't? :sunny: Enjoy that beautiful, sunny weather! :goodvibes

See now for me at $80+ a point I would just buy SSR.

Buying where you want to stay is nice but at a few $ less than SSR which has an extra 12 yrs use, buying BWV does not make financial sense to me (and that is where I own).

The big question is why the need for BWV points? Is this the only place you'll stay on property? Do you only travel during peak times? Are you looking to book at 11 months there for the F&W Fest.? This idea of buying where you want to stay is absurd IMO. We own SSR and will never stay there again. We have since stayed at BCV booking a 1 bedroom at about 5 1/2 months out in May. We are next staying at VB in a Beach Cottage that we got for 7 days at the 7 month mark. This stay is for October 1st. After that I'll book either BWV or BCV for next May. If you will be traveling off season or won't be able to book 8 months or more in advance the home resort is a non factor. The naysayers will state that reservations will get harder and harder to get as membership grows. Many feel home resort is crucial. I don't care where I own because you can book anywhere. There is room for us all and always will be. As membership grows so do the number of rooms available. My advice is simple, buy SSR and enjoy the extra 12 years. Book BWV as often as you like. No more stress about ROFR and closing costs, etc. Hope it all works out for you no matter what you decide.

I hope you will post back with your experiences booking...I think this helps people...I am sure there are some who can give stories of having trouble booking at BWV or BCV especially if they hope to get BWV standard views...but I think the more people post their info the more we all have a better understanding of what happens...

Well, just to give you a different point of view. I am on a waitlist at BCV for 2 days in Oct. Went on at 7 month window and so far.....

I would not buy someplace I would not stay again. I have HH points and they are a waste! If I owned more then 50 I would sell the stupid things, but with a contract that small, the cost of selling is a bear!

It's not absurd at all. Both of your examples are slow times for those resorts. If you want a studio at HHI in summer, BWV SV in October, BCV 2B/2Q most of the time or OKW GV much of the time you should own there if you expect to be able to book. Owners at these resorts compete for these rooms leaving little for the 7 month mark. If you usually travel off season and are are flexible then I agree - it doesn't matter much and you might get lucky during busy season on a waitlist.

Dave, as long as you're happy staying wherever you can get a reservation, this probably works ok. For members who primarily want to stay at one favorite resort, this is not absurd at all.

I agree with "buy where you want to stay," if all of the following are true for your family: 1) that you can plan and book vacations more than seven months in advance, 2) that you really care where you stay (e.g. BWV for Food & Wine), and 3) if you are vacationing during peak DVC periods and/or need specific accommodations that might not be available at seven months.

If you can't book seven months out, or you don't care, the popular refrain really doesn't matter.

There is no "one-size-fits-all" solution, so you have to think about what your family really wants and needs, and then use DVC's flexibility to give you that. There's an answer for everyone, but it's not always the same simple answer.

Hey I'm on the wait list there in October too! We'll see ya then, well if the wait list comes through, I guess it isn't looking so good huh?

LOL

Seriously, we just got back from a stay at SSR. Very nice place and HUGE as in bigger than REAL BIG. All those folks trying to book at the 7 month window into BWV or BCV is gonna sell them out big time.

We have 3 contracts at BWV. I wouldn't buy anyplace else. I still have 30 + odd years of BWV's long air conditioned hallways, just a short walk form Epcot and the Studios.

I'm with you on this one. We can book at any of the locations and we have the extra 12 years!!! Let the rest say what they want because we ALL bought into the same program!!!! They will Make room for us after they are GONE!!!

I'm glad I own at BWV because I always book the end of Nov/beginning of Dec which is always popular (I book either standard or boardwalk, which would be very difficult at 7 months). I have no desire to stay at SSR and will be 82 when my BWV contract expires. If they offered me a 1 for 1 trade for an SSR contract with the extra 12 years I would definitely decline. My contract works for me, everyone has to decide what is best for them.

Daitcher: Just be prepared to once again stay at SSR for the last 12 years of your contract. There is no guarantee that there will be anyplace else to stay :confused3

Don't forget that your contract is good for another 38 or so years, and things change. Just because you are going off-season now doesn't necessarily mean that this will always be your pattern of travel. If you have young kids--or no kids--then having school-aged kids will mean that you will travel during peak times when an 11 month window is important.

Your kidding right? That's in 38 years, why are we worried about what or where we will all be in 38 years? Man, that's a longggggg ways away.

Enjoy today

That is why when I bought a small addon I ended up buying direct from DVC. The closing costs made it imposible to do a deal. I suspected it was the same with the transfer fee for sellers. It would be nice if DVC had a program to buy back contracts directly, even if it was only an upgrade program where you had to buy more points than you sold to them. They could buy at their sales price less say 15-20% to give them a margin to handle closing have a profit when resold.

Right you are, Jim. But regardless of which refrain one likes to sing, I think we're in agreement that absurdity plays no part in determining which vacation plan is best for any particular family.
