That really sucks. We try to fix anything within 1-2 days of the tenant reporting it. The only exception is when they report it at 4 PM on a Friday. Then it costs double or triple to fix anything so we try to take care of t the following Monday. We keep our places in pretty good shape so fixed aren't a big deal. Keeps costs down overall.
We actually have soft spots in our floor that we reported about three weeks ago. One of them was a spot by the kitchen door, where I put my heel through. The floor under the living room radiator is disintegrating. And they haven't sent anyone out about it. He's complaining about that again tomorrow.
I wish they had your view on it, but they don't seem to give a fudge.
