Direct vs Resale Resort Ratio?

Is there a way to tell how many direct vs resale owners there are per resort…or anyway to figure it out?
is there an easy way to do it thru the deed comptroller by any chance?

I was wondering because if a resort is restricted, after 10 - 15 - 20 years wouldn’t it be harder for direct owners (& all owners) to book as resale can only book there at that resort? I would think it would get harder & harder, so was wondering what the ratio of direct vs resale was.
 
The only way would be to follow every resale contract sold and see if it an original owner or not.

That would be very difficult to do IMO. For ratio, a direct contract only becomes resale once..when the original owner sells..after that, it can change hands multiple times on the resale market and do nothing to change the direct to resale ratio in relation to restricted vs non restricted points

For example, my resale RIV contract was bought from someone who bought from DVD. So my 125 points are now restricted. But, if I sell it, there are still only 125 restricted points..just someone different owning them.

It’s why I personally do not see restrictions playing any meaningful role in booking home resorts

Easy? No.

I can tell you that in 2021 and 2022, only about 800-900k points in the WDW-based resorts were re-sold per year. With close to 60 million points in those same resorts, it's something like 1.5% of all points per year changing hands.

It's a double-edged sword.

Riviera resale buyers can only book Riviera. However, Riviera resale owners will NEVER have to compete with Beach Club resale owners, Saratoga resale owners, Old Key West resale owners and 11 others. Yes, Riviera resale owners need to accept the fact that they may be blocked out if they don't book early. However they also face zero competition from resale owners at 14 other resorts. The pool of people who are able to book Riviera at 7 months is smaller than every other DVC resort.

Same will be true of VDH.

Unpopular opinion but the resale restrictions are a very real benefit to direct buyers who want to book the restricted resorts at 7 months. If I want to use my direct points to stay at VDH, I'm competing with a LOT less people at 7 months than if I were trying to get BCV or BWV at 7 mos.

I wasn’t even thinking of this, thank you, excellent point.
and 1.5% is so so small a percentage I don’t know why I’d thought it’d be so much bigger. But that’s nothing in the scheme of things.
