We are thinking about purchasing 150pts direct. Currently have 3 resale contracts (210 BCV, 110 BCV, 100 CC). No direct yet, all purchased since 2021 so no direct benefits.

I was reading if we purchase with cash you can spread the payments over 90 days? Do your points get loaded from first or last payment? And are your benefits available then or later? Our new guide is out of office today so I couldn’t ask him.

We are thinking of selling one of our BCV contracts with the exchange and then of getting sorcerer passes instead of incredipass, plus I’m short about 10 points for a 7month window trip booking time at the end of this month so that’s why I’m wondering. We have March use year so could technically wait until September (end of current incentive) to purchase and pay less dues— but then would need to buy some one time use points for the booking in late July… so debating what is best. Seems like overall it’ll even out within 4 years of Less expensive APs so seems worth it to me. Plus the exchange of longer contract if we sell a resale (though let’s be realistic I’ll want to hang onto it😂)

Points get loaded immediately. *ring ring* "Hi Mickey, I'd like to purchase some points at... Oh, and there they are in my account. Thanks Mickey!"

You can start making reservations immediately with the points. If you cancel the purchase within the 10 days the reservations just go poof.

The points are loaded almost immediately. Since you are already owners, if you purchase in the same UY (same membership), the points can show up as quickly as 30 minutes or so after the guide has entered the purchase information. I've had direct add-on points load even before I've received the initial DocuSign email from Member Administration.
 
Very quickly! We are on a 90 day close (due to finish in late September) but got all our points and benefits right after the contract and deposit were done. Already bought my husband's Sorcerer pass :)

As someone who has more direct contracts than resale, I will say that Disney makes it SO easy to purchase from them that it does have you question the resale process sometimes. LOL. I just recently purchase a direct RIV contract and it was easy and quick from every aspect--even the notary appointment (scheduled at my convenience) was on zoom. The points were loaded immediately once I put down my cc deposit.

Don't get me wrong--resale makes sense and I understand why. But if purchasing direct is an option for you, you will LOVE every minute of it. Have fun!! 💜
 
Also you can just buy your missing 10 7 month points from Disney at 20 a point so you don’t have to rush the purchase in case you would rather buy at the tail end of whatever incentive you are getting. Just in case the fall incentives are better, unlikely but one can never know for sure.

That’s exactly what I’m debating doing. Buy direct now vs OTU points now and plan on adding on direct in September near end of incentive cycle (which I guess would save me on maintenance fees for 2 months too?). Having a tough time deciding!

Thought about waiting for poly2 but figuring that price will be higher. My fav is CCV but it’s a no brainer to go resale for another contract there if we want one… and I’m thinking we want direct benefits for sorcerers passes.

FYI if you have a Disney visa card, the current $1000 developer credit incentive ends August 12th. If you are paying cash and stretching payments over 90 days, you can still update to new pricing in September as long as you haven't made your final payment yet.
 
OTU points are $25 each I thought?
I don’t know if they ever quite made it to $25 but they did reduce them from $22 to $20 last fall.

Something getting less expensive?!?

(It’s because then they could reduce the rebate on Magical Beginnings by the same amount).

So if I do that and make payments - and new incentives are better - you can update pricing to new incentives without issue? That would make the most sense I suppose - lock in with the visa discount before that ends but leave open to next incentive bundle (we would be paying cash).

Can you change anything else? (Like if poly tower goes on sale and we were to change mind to that rather than riv or they put a “deal” on a different previously “sold out” resort)
 
Updated my response to remove inaccurate info per @supercarrie 's response below. As long as you haven't made your final payment, you are able to update incentives to the current incentive period although you may lose the Visa promo if you updated pricing if the promo wasn't renewed in the next incentive period.

If you are thinking about Island Tower instead of Riviera, I'd strongly consider waiting for that to go on sale unless you have an upcoming trip you are trying to purchase for and need to get a room booked or if your UY is September and you want those extra 2023 points included. Although I don't expect the pricing on Riviera to get substantially better than the current pricing (171/point after MB on 150 points or 160/point after MB on 250 points), I also don't expect it to jump up that much more when the IT goes on sale. Worst case I think would be in the range of 10 to 20 per point more on the purchase price than current pricing/incentives.

We did a short little trip to both Poly and Riv earlier this year. We stayed at Riviera first and knew the first day of staying at poly that we wanted to own Riviera instead. Skyliner was much more enjoyable than the monorail. Poly was sooo busy - trying to get a table at Captains or at Tambu Lounge was brutal around meal times. The studios were nice but the walls were thin and you could hear people next door as well as people in the hallway even if they were nowhere near your room. Riviera was the complete opposite, it was much easier to find tables at Primo Piato and Bar Riva, very quiet in the rooms and the resort was so much more peaceful and relaxing. We do love the poly but figured it will be easy enough to snag a studio there for a split stay if we are ever interested. Also, all those old poly points competing for the tower rooms seems like it will be troublesome to get into the IT without a FW.

We close Sept. 14 (opted for a 90 day close, paying cash) and he told me we'd be able to switch to Poly if it goes on sale before then. His words, "the key is that it goes on sale before you close." Poly going on sale prior to then is now looking less likely, but wanted to pass on what he shared. It caused quite a stir on the boards a few weeks ago as this doesn't appear to be widely used or known.

He also mentioned he'd be able to apply any new/better incentives that hit before Sept. 14. We did in fact take him up on this as the Disney Visa discount at just about our ten day mark, and he was out of the office. We signed new paperwork at the 12ish day mark to take advantage of the Disney Visa deal.

With all this being said, know it wasn't in official documentation beyond emails and recorded phone calls. If it is a matter of Poly versus Riviera, and you are closer to Poly, I'd wait just given this appears to technically be Disney's discretion. We were 99% sure we wanted Riviera, but were slightly on the fence about waiting for Poly, so were fine with moving forward with the Riviera contract.

Thanks for correcting me! That provides a lot of leeway then when extending payments 90 days to pivot!

No problem. Obviously I haven't tested it yet, so wouldn't want you to rely on it without asking a guide yourself, but another poster was purchasing Riviera at the same time as me and separately confirmed this policy with their guide (we also confirmed we aren't using the same guide!)

I expect Poly to be much more expensive, so perhaps they figure lock us in and can always upsell us if needed.

We also went Riviera as at least for studios, Poly typically has plenty at the 7 month mark and with the Island Tower, they are adding so many more. Riviera can be trickier, especially standard view studios where you really need the home resort advantage. I love the tropical vibes of Poly but also value the serenity of Riviera, so figure better to go with a) cheaper and b) greater need for home resort advantage. If Poly ends up being really hard to get into, I can always pick up Poly resale down the line (and I wouldn't want to buy Riviera resale).
