Direct purchase- Notary done virtually!!

So i just completed my closing with the notary. Did not realize you can do this virtually through your computer. It had to be done this way in my case because my SIL is on the contract. He lives in FL and I in MD- so I just completed my part and now he is doing his. I think this is so cool- that they offer this and there is no having to run to bank or schedule an appointment to have it done- it is all handled in the privacy of your own home. I think its absolutely fantastic!!! I highly recommend doing this if you can.
 
does the company tell you where to go online for this? we are selling and waiting for the next steps, I know we can go in perosn but virtually would be sweet!!

The OP was talking about a direct purchase. Your steps would be different given it's a sale......

Interesting you needed a notary (virtual or not). When we purchased direct it was just signing of the docusign and done. We paid cash, so if you financed maybe that is the difference....

We just bought direct too (signed the papers last night) and there was no notary component—just docusign. But we also paid cash. So I think you’re right that is the difference. Though now I’m worried I didn’t do it right... fingers crossed!

I would not worry. We did ours a month and a half ago or so. We’ve received the copy of title insurance in the mail from DVC and are closed (as we’ve had to pay our dues).
 
I highly recommend doing this if you can.

Its coming but there is a limited number of states still where this is legal and even less orgs that are aware they can offer this. It is the future but you may not find it many places yet.

Little by little it should become a primary method likely just like how digital signature is the primary method for lots of things in real estate now.

We did ours through the mail about 5 years ago, easy peasy! We also are closing on a property in another state soon which is also done with docu-sign. It’s been so easy!
 
I know people who have bought houses recently and their closings were all remote. They did some prep work, some docusign to start the closing, and then waited for the call that the closing was done. One person I know had to go to their bank the day before and set up a ACH transfer as they were paying in full (no mortgage) and it was a large sum of money. But that was it.

Perhaps you all are correct- we are financing so I believe that may require the notary. In any case I was just so amazed by how quick and seemless the process went. I just wanted to pass this along.
Thanks. I just did an add-on with finance. The guide said that the notary portion could be done remotely. I am waiting for the docs now. It good to know that you had a good experience.

Did you buy Aulani? I believe Hawaii requires a notary, regardless of financing or cash. We just closed on an Aulani resale purchase without financing and had to get our signatures notarized on the deed.
 
Different offshoot of discussion but when we put all our contracts into a Trust not long ago, we presumed only a notary would be necessary. We ended up needing a MEDALLION SIGNATURE GUARANTEE.

One big pain to find a bank that would do.

It was back in 2009, but yes, financing a direct purchase required a notary.
 
If you’re purchasing direct, the cool down period of 10 days, is that before or after the notary signing? We had an unexpected change in circumstances basically overnight but just signed off with the notary last Tuesday so we are freaking out a little.

It is 10 days from the day you signed the contract to purchase.

I don’t know how far from that signature you are in terms of your notary signing.

If it’s close, contact DVD immediately and explain. Even if it’s farther out, contact them regardless since they might be willing to work with you.
