Direct Purchase Extra Points?

My wife and I are waiting on ROFR but are also considering buying direct at Riviera. I can't remember exactly what thread I saw it in originally but I believe that Disney can throw in "extra" points based on usage year? Meaning they started them out with the contracted points and based on it being before the usage year of the contract they basically got double points. Does this sound right? Also if we were going to explore a direct purchase would you recommend just using the dvc website and waiting for a phone call? Thanks

I’m sure someone else can explain it better but basically you would get 2021 points if your Use Year for 2022 hasn’t begun yet.
If you buy Riviera directly right now with a March or later UY, you would receive 2021 points since March is still in 2021. If you buy next month, April and later UYs would receive 2021 points. March and February would not.

When you buy direct, DVD has to give you the current points for the UY that you are in. If you’re buying near the end of a UY, it feels as if you’re getting double points. As above, if today you bought an April UY, you’d get April 2021 points, and a little over a month from now you’d get another full UY of points. But if today you bought a February UY, you’d only get 2022 points because you’re already in the 2022 UY.

And yes, you can start with the DVC website to indicate your interest, or you can call and ask to speak to a guide.

If you are not currently members, suggest waiting until your resale contract closes to get existing member discounts, depending on # of points purchased, and Disney will match that resale UY. If you use the website, a guide will be assigned to you or you can search these boards for recommendations.

We were hoping to have our welcome home trip at Riviera in a grand villa but we are taking my sister and BIL and my dad and stepmom for their birthdays this October. They are keen on AKL so I think our first stay will be there if the grand villa is available at 7 months.

Ok so you got the full 300 points for 2021 but are only paying the pro rata share of the MF for those points based on usage year. That's helpful to know. Thank you.

MFs are assessed and paid on a calendar year basis and have nothing to do with UY. If you just purchased in February 2022, you will pay 11/12 (or a little less depending on how late in February you bought) of 2022 MFs. You got full 2021 points because you are still in your August 2021 UY, and your August 2022 points can be used anytime after August 1, 2022. If you’re planning an October trip, make sure to have your 2021 points banked into 2022 so you can use them on that trip. PS I read that the AKV GV is amazing!

I know it can't close that fast obviously but I've read people get their points within a day or so of deposit with direct. Not sure if it'll work out that way, cutting it real close. Just trying to get the most for my money!

Well, if it doesn't pass or you haven't heard by Feb 27, you could still buy Riviera and find another March resale later. Unless you're not married to that UY.

You will need to close your resale first in order to get member pricing. That was my experience.

You will not get a 2021 MFs bill. You will pay a prorated shared of 2022 dues from the date of purchase until the end of this year.

MFs are based on calendar year and not UY. It doesn’t matter which points you are getting.

Good, because it seems to be the most confusing aspect of DVC! I'm still working on my husband and we've been members for 3 years now and have purchased 5 contracts over that time

Thanks for all the help with this. In the end I chose to go with a Sept UY for the direct RIV contract. My BCV resale has a March UY and passed ROFR. I know everybody recommends a single UY but I thought a lot about it and decided the 2 contracts being 6 months apart will work to my benefit in some regards. Mostly due to the fact that they will most often be used for 2 different trips per year. Also, the resale points are no good at the RIV and the RIV points won't be needed most years at BCV where we have enough points for a 1 Bedroom for a week. I'm sure there will be a trip or 2 I wish they were same UY but in the end this made the most sense for us! Thanks again!
