Direct pricing offers/incentives for sold-out resorts

We're figuring out alternate plans for a contract going through ROFR. One potential plan is to go direct, but we'd potentially find out about ROFR after the current pricing promotion ends. Does DVC continually offer pricing incentives for direct? Mostly interested in knowing if there are such promotions for the sold out resorts (mostly interested in OKW if we go direct), and not so much the ones they're still selling (Riviera/Aulani). Tried doing some google searches, but couldn't find any consistent info (or the info that we're hoping for). I know the promos for the points range we're looking at isn't a lot, but if we're going direct then we'll want to look for any discounts we can take advantage of. Thanks!

Animal Kingdom Lodge (Kidani or Jambo) - $186
Beach Club - $245
Boardwalk - $210
Hilton Head - $140
Old Key West - $170
Polynesian - $250
Saratoga Springs - $180
Vero Beach - $125

Note - don't forget to factor in
1) Dues. Vero is cheap per point but high dues.
2) Contract length (unless expiring in 2042 isn't a big thing to you)

Thanks for the info. I'm aware of the dues and contract length is definitely a factor, which makes me think OKW would be a good choice out of the sold out resorts because of both the lower price point and 2057 contract length.

But going back to the question above, isn't there a current incentive for new members and current members for certain sold-out resorts that start at $3pp and $6pp when buying 150 points or more, respectively? Not sure what I'm allowed to link here, so I won't but it was a promotion I found online that expires on Sept. 8. Are promos like that fairly regular? once a year kind of thing?

When I go into my account, I just see discounts for aulani and riviera. But maybe I’m missing something? Here is a screenshot:

I haven’t been a member for a year yet, but so far it seems once one promo ends, there’s a new one with possibly different incentives offer. The ones for current selling resorts are more consistent but they had a few points off sold out resorts similar to the sliding scale posted in your link. So there isn’t really any rush to buy if that’s your concern. But incentives do vary a bit and price per point keeps going up too. That link had listed SSR as $165 but now it’s $180. When I bought BLT beginning of the year I was given a chart of the current developer credit incentives for it.
 
The other resorts show up under the add-on tool page. Scroll down on the first page and it has a link to it.
I see the other resorts, but I don’t see a discount on those. Am I missing it? The discount used to also apply to copper creek at some level, but it looks like they have removed that too?
 
I find they offer “discounts” at the end of the year, but everything is so weird in the world right now, who knows. I agree with the poster who said prices just continue to go up regardless of discount. But they usually only offer discounts on the “new” resort they are trying to sell like riviera. Apparently they cannot get rid of aulani. That being said, I would buy when you want to buy and not feel pressured by a discount to buy. It is such a large purchase- the discounts they offer are very small unless you are buying huge numbers of points.

Some promos are better than others. If you are buying direct you can buy a few days before the promo ends. Then if the new one is better Disney will let you switch.

Good point and tbh buying direct isn't our plan B, more like plan D, E or F. Have other resale listings we're considering and always on the lookout for new ones in case we get ROFR'ed. The immediate availability of points, potential for AP discount and the pricing incentive (which at the point range we're looking at pretty much just offsets closing costs and nothing more), were the pros for even considering direct and we'll probably completely avoid direct if they take away AP discounts.

With the disappointing news about APs today, this whole thread is probably moot now. No real incentive to go direct for the time being.

I'm not sure. I thought you were wondering where you could find the prices that the previous post listed.

Discount per pt for 1,00 pts $28

"Incentives require Members to participate in a Resort sales tour, either telephonically, online, or in person (“Tour”), and buy an ownership interest with at least 150 Vacation Points in Disney's Old Key West Resort. Incentive expires and all Tours must be completed by September 8, 2021. Please note, if Tour occurs on or after September 2, 2021, incentive expires 7 days after Tour."

That is true if you travel during Thanksgiving and Christmas time. However, if you travel any other time, it can still be a benefit-since you would be eligible for the Sorcerer pass.
