I currently have an offer for AKL sent yo ROFR. Is there a place that lists direct 50 pt add on prices? I may want to add 25-50 pts later this year, or purchase 50 add on at other resort.

It will show up in the add-on tool once you are a member. There are no incentives for the small point contracts. Boulder Ridge is the cheapest WDW property at $190.
Off property VB is cheapest at $140 a point.

Not sure your plans but it might be better to buy direct at RIV or VGF since they are $207 a point and much longer contract.

As always people advise to buy where you want to stay but if that is beach club, direct is coming in at $265 a point and the deed expires in 2042.
 
if you want to add on direct, are you planning to meet the minimum of 150 points for blue card? We only bought direct after our resale in hope that the points can work at the new Disneyland Hotel Tower. We did enough for blue card.

No I am do really care about the blue card. I just wanted to add points to give myself some room in case point charts change. But now I may consider small add on at Rivera to stay a couple of nights after AKL or for adults only get away.

Just an FYI, RiV is one of the resorts that require a minimum of 50 points when adding on.
 
How much are closing cost on direct add on?
Your guide will be able to tell you for sure.

I assume it is a % of the cost of the points you are buying not including discounts and based on the resort you are buying.

Using the Add-on the document fees all showed up as $250.

The Add-on tool calculator only gives info for the 3 active properties
VGF and RVA were both the same % and AUL was different.

I just added on to an Aulani resale contract I purchased on monday. I added on 100 points my closing costs were $572.16. The CM mentioned that he was a bit surprised because the Florida property closing costs are higher. I was planning to purchase 50 but to get an 8$ off incentive I purchased 100. I do however, intend to get the minimum 150 at some point soon. I had also previously called before my resale contract closed to see if I could purchase the 50 add ons direct they wouldn't let me do that because they require a minimum 150 direct for new members so I had to wait until the contract closed when i did it was no problem to add on and I made my first reservation the same day.

I assume this is because they are doing anything to sell Aulani. Note that Florida properties to appear to be less for the smaller contracts on the numbers I ran above, Florida is more starting at the 125 point mark.
 
I added on 100 points my closing costs were $572.16.
Congrats on your purchase I assume these Closing Costs are really the closing costs + Doc Fee of $250?

My numbers are not official as they were gathered from the Add-On Tool calculator and I'm not sure if that is for cash purchases or financing.
