Difficulty in renting out SSR points???

Hi All :wave2: - I just purchased a SSR contract and am already thinking of adding another one with the intention of renting out the excess points should I not use them. My question is: Has anyone had difficulty renting outs SSR points --- specifically through David's? Since I am new to this, I'd rather not attempt renting them out myself.
 
It dipends how much you are willing to get. David pays $11 pp for whatever resort (now a premium for some resorts, but not SSR), but it has a minimum number of points. So if you plan to rent just 20 - 30 excess points it might not be possible through David (I don't remember the minimum, sorry).
If you try to rent points for $11 yourself on this board, it should't be too difficult, $12 or 1$13 can require more time.

Disclaimer: buying more points than needed to rent them out and cover MF may look like a good option now, but no one knows how things will be in the future.
For example, a new economic downturn could increase people not being able to afford their yearly DVC vacation and then trying to rent out. More competition = less profit and maybe even not being able to rent out entierly.
Or Disney could change the rules and make renting harder or impossible.

And during the last downturn there did appear to be a few people who either had to sell their points really cheap, or didn't get rid of them all. Not only during a recession to more people rent, but less people go - and you have competition not only from other owners, but Disney who has the power to add promos to fill rooms.

Never had an issue with renting SSR points. We started the same way as yourselves, but now use all our points for ourselves. We have used Daves (very easy ) and private, as well as transferred. Prefer transfers but only large volume when we were not going for some time.
 

Inasmuch as SSR points are rarely valuable at the 11-month mark (with the possible exception of bookings at the most popular weeks of the year), you could say that those points are least in demand, even less than OKW's, among the WDW properties.
 
I've rented SSR points before. Mostly when I've needed, I've done point transfers so I can make the reservations I need instead of the back and forth with someone else. Either way...points are points....unless one is trying to rent at a difficult time for a specific resort.

As a previous poster stated, I would give SERIOUS reservations about adding on with the intent to rent extra points. The added cost of purchase (and financing if that's the case) is a very poor "investment" and may not recoup the cost (net loss).

I currently have some friends looking into buying DVC. They have 5 kids, and like to travel every other year. They were looking into buying the amount of points needed for a week in a two bedroom. I convinced them to buy half that many and just bank the year they don't go. Their plan was to rent the extra points the year they don't go. We crunched the numbers on how long it would take them to pay off the "extra points" they were buying. You'd be surprised how long it takes.....and if the economy/demand tanks....It could take much longer. I guarantee their are better things to invest in then renting extra DVC points. Renting is a good option for when your travel habits change or slow down....but it's never a good investment opportunity.

I also caution against buying as an "investment." If you do consider this, pay close attention to dues. You'll pay a lot more in dues over the course of a contract than you will for the initial buy-in, which is peanuts compared to ever-increasing dues over several decades.

BLT and VGC have the lowest dues of any DVC property, and also happen to be two properties in highest demand overall. You're far more likely to get more for a rental of those points during the eleven- to seven-month window.

I didn't buy with the intent of renting my points, but I recently rented my BLT points to use the cash for a ten-day stay at the new Four Seasons. I had almost $500 left over after my annual dues debt was considered. So in this case it worked beautifully.
 
For informational purposes only, and based on historical data, no member has been left with unrented points, regardless of home resort ownership, when placed with me at least 4 months prior to expiry. Of course, the earlier they are placed with me the better.

I have rented mine out on my own and usually get them rented in a week. I have rented them out 4 times with no issues.
