Did anyone have a bad experience Renting?

I would like to rent points next year and someone has contacted me. We have been exchanging e-mails. I want to trust in DIS Board members, but has anyone had a bad experience or a good experience?

Are you renting the points to some one or are you renting the point from some one?
Generally there is a lot more positives on both parts. The only negatives you will get are the renters that do not pay on time if at all. Its a fairly easy process and all should go well.

I have rented points prior to my DVC membership which was painless and I have also bought/transferred points from other DVC members and have had wonderful experiences. Remember - people on both sides of the transaction are concerned about protecting their interests. The people I dealt with were great communicators and we worked together and knew exactly where we were in the transaction and kept to deadlines. Last one went so well we gave up e-mailing and were back and forth on the phone confirming reservations and payment receipts.
 
I rented 55 points for my vacation in January and had a wonderful experience. I admit that I was nervous, because if the reservation fell through I was out the money and didn't have much recourse. That being said, it went beautifully. The woman I rented from was upfront and honest and everything went well. She even checked up with me after my vacation to see how it went. Wonderful!

If you are looking to rent through the DVC boards, take a look at the other posts that the renter has out there. It is a good way to gauge the person. Overall, I think most people on the boards are trust-worthy.

I have never rented points from someone but I have rented to board members several times. I have not had any bad experiences. You may get several requests for info that don't work out and may spend some time calling and inquiring whats available from member services and to make the reservations but I haven't had any bad renters. Once you find someone good, keep trying to use them, you know you can trust them. I don't think many DVC members are out there cruising this board looking for someone to cheat. Your name is out there. You usually excahnge names and phone numbers. I can't imagine anyone trying to cheat someone out of a reservation. Like someone else said, check their posts, ask for references from previous renters if you feel doubtful at all.

I would like to rent points from a DVC owner. I received 2 different offers from DVC owners. One called me on Tuesday and said when the 11th month window opens up, he will try for my dates. If he is able to secure my dates, then I have to pay him the downpayment. I will then receive the contract from him and I have to pay the balance when due. I am just leary about him putting the contract in his name in the beginning, I wish he would put mine on right away.

I also just received a Rental Agreement from another DIS'er that typed one up on a Word document that he uses when he rents out his points. I am going to ask them to sign the agreement and if he refuses, then I know something may be not right. I did go look at his posts and he offered his points to other DIS'ers and other posts he had always talks about other hotels on property, so that made me a little leary too.

I hope everything turns out. Easter week is really getting expensive.

Ok, question. Why does talking about other resorts on property make you leary?

Some people have a lot of points, some have more than one home resort and some still stay at non-DVC hotels even though they own DVC. We still do.

Even if he made the reservation in your name, he could still cancel the reservation later on---he owns the points. To be honest, it is the person renting out the points who is most exposed in this transaction.

If you want 100% control, buy your own contract.
 
There is no question that this transaction requires a degree of trust on both parts. This is why some people go the contract route.

I have rented several times (not a DVC owner...yet! LOL) and everything has always gone smoothly...the owners I have worked with have been TOP NOTCH.

One thing that I do, however, is after they make the initial res in MY name (they have to make it for me...DVC rules), I get the confirmation # right away. As soon as the DVC member makes the res, he/she knows the confirmation #. I have the member give me the #, then I call down to DVC Member Services and verify that yes, this reservation is in my name, and for the resort, size, and dates I requested. I then have MS fax me the confirmation paper. At this point, I feel comfortable paying the owner.

Now, the owner can absolutely cancel this res. However, when I call down to MS to verify, I ask them to notify me if there are any changes made to the res. They have always agreed to do so (though since nothing has ever gone wrong, they have never had to follow through...not sure whether or not they actually would).

Another important point about being a renter...you can't just cancel or change your reservation on a moment's notice the way you can with most hotels. (Off-site usually have a 24-hour cancel policy and on-property varies...but usually a 5 day notice). If you need to change your DVC res., then you are at the mercy of the owner and how nice he/she wants to be. This person has already committed his/her points. So if you want to cancel and get your money back, the owner will likely want to make sure he/she can re-rent those points before offering you a refund.

The lesson here: if you are renting, make sure your plans are iron-clad.

While I have NEVER had a problem with rentals from the DIS, I have had a nightmare situation elsewhere. The member went as far as to give me a FAKE confirmation number to make me think that he had actually made a res for me. That got UGLY, but it eventually worked out...I never want to go through that again.
 
I'm confused. Did you post a request on the DVC rent/trade board already and got contacted by two members? Most members will NOT make a reservation in your name without a down payment. That is especially true if you are "working with" more than one person. Lots of owners get burned that way. My advice is to choose an owner who has points at the resort you prefer, and then work with THAT owner alone to get the reservation at teh 11 month window for the size accommodations you require. Give them the down payment to make the ressie after you have seen their contract and look at their posts etc.

As stated in several posts above, the owner ALWAYS has control over the reservation. Non-owners are NOT ALLOWED to make changes. The only reason I can see why anyone renting points would cancel (or even WANT to) a ressie, would be for non-payment according to their contract terms. FYI, the owner is taking just as many risks if not more than the renter. THey have points (that are equal to $ in my book) that could expire and be lost, as well as losing the money if a renter renigs. Then on top of it all, if the renter takes off without paying their bill for the extras at the end of the trip through the resort, DVC can come after the owner to get back those loses.

I usually think a person who distrusts is probably also not trustworthy.

If you don't have any trust in the process, then you probably need to look elsewhere, like the All Stars, or Pop Century, or even off site.

I am very surprised that MS is willing to fax a non-owner a copy of the reservation (those should come from the owner, not MS), and I am very, very surprised that the CM would agree to notify you if any changes are made to the reservation. FWIW, I think there is a zero chance that MS would notify a renter if the owner changes or cancels a reservation. It's a good bet that the CMs that said they would are NOT following DVC policy.

My guess is that they wouldn't and that they have no means to notify you. I suppose they would put a note in the reservation, but its unlikely that anyone would check the note when they cancel a reservation. If the member is calling, with the member number and the reservation confirmation and details, they'll just cancel.

As I said, I have never had to have them follow through on their offer to notify me. But I have always felt as you...that I would not hear anything in the event of a change. When they have told me that they would notify me, I think they have great intentions...but I think in the end it would not happen.

No one in MS has ever even blinked when I asked them to fax me the confirmation information...it is my name, address, etc. on the form and I guess that is good enough for them. Also, MS treats renters as members in that they will make dining reservations, special requests, etc. for me.

Maybe they realize that many renters are future owners and they want renters to have a great experience and thus buy in...

This is still wrong and you should not be calling MS about a reservation that technically you do not own. Until you check into the resort, the reservation is still under the complete ownership of the member and not the renter. Renting a reservation from a member does not give you access to MS to make changes, request assistance, etc. You do not get member perks. You are merely a person who is staying at a DVC resort on behalf of the member.

I don't understand why you feel it is so important to have your name on the reservation as soon as it's made, when you don't own the reservation, and haven't yet paid anything? It is especially presumptuous to assume that MS should be sending confirmations directly to you when you haven't yet paid for the reservation, and you aren't a member of DVC. Members pay for these services with hefty fees for their dues. Surely you must understand that you are a guest, and as a guest, you have committed what many of us consider to be a breach of etiquette by using MS to send confirmations directly to a non-member. This is something the owner should be doing for you, as his/her guest. :stir:
