dedicated # of rooms for DVCer's?

Reading another post on this board has made me question whether or not there are only a certain number of rooms dedicated at any of the DVC'c for those of us that own. Does anyone know the scoop on that? Or do they do the ressie's like the would at any hotel- first come first served. You get a room if there's a room available whether you own or not. Just wondering????
 
Thats a complicated question that I believe much of which has to due with the timing of resevations, banking, borrowing, etc...I am sure one of the resident "experts" will be ab le to answer it!

DVD holds a very small percentage of points inventory (i think 4 %) at each property. However everytime a member trades to DCL, CC or II, then those points are used by DVD to pay for the trade. Inventory is kept separate so you are competing against other members when you make a reservation, not the general public. At new resorts such as BCV- member inventory is declared in stages as memberships are sold and DVD controls the rest until the points are all sold (still retaining their small percentage).

** Timeshares are strictly controlled by state laws and they can not sell the timeshare unless their is the corresponding real estate interest. I'm sure its a complicated formula, rest assured there are enough slots available in the system- it just may not be at the time or specific resort you want. That is why the 11 month resssie window is important
 
Thanks guys- I appreciate the answers- I guess it just surprises me that these DVC properties can be "sold out" and closed to some members if their ressie's aren't in early enough- but I guess that's part of the reason why they have the wait list- not just if someone cancels their ressie's, but in case non DVC owners don't book at the resort- by a certain date- then they must make those points available to owners. Sound right?
 

well- not exactly- you would think it would work that way and there have been some reports that it has sometimes, but the inventories are kept totally separate and unreserved dvd rooms are not necessarily released to dvc members. It's all kind of complicated and frustrating.
 
As Kem points out, we don't know all the "ins and outs" that DVC uses to keep things in balance. As Kem mentions, every time a DVC member trades out to the cruise, a non-DVC resort, another timeshare, etc. the real money to pay for that trip has to come from renting out the points they gave up. If those points are not rented but are instead turned over to another member, then DVC is taking a loss on that trip....a loss that will eventually have to be paid for by all the members in the dues. The problem in trying to figure things out is how "fluid" DVC is with the rooms....will they let a member have the room in February if it's not booked and then just "try again" to use the points by moving an April room into the cash inventory? That's something I suspect may happen.
 
My understanding is that if hotel inventory isn't full they will open up rooms. I have had them put me on hold and supposedly "call the hotel" and come back with a room.

I was also told there is a good chance if you have a cash ressie in the middle of your stay, linked to a wait list night, if you set it up as "up to seven days, no call needed auto cancel cash ressie" you have a very good chance of getting it. I'm not sure on this, I'll let you know in 27 days!!

It depends on whether you're talking sold out resort vs actively selling resort. For sold out resorts there are 3 pots of rooms. One for members to reserve with points, one for points that were given up by members for various exchanges and one for units available at the 60 day window. The last 2 are available for rental and generally not available for points reservations but there are exceptions.

For resorts that are still in the active selling mode, add another pot of units fully owned by the developer and only available for cash.

I'm guessing this is what happens when they tell you to hold on while they see if something can be made available. It's sort of like one of us juggling our points be changing a reserved one-bedroom to a studio to free up points. I don't know for sure, but I think they may do something similar. They start out with units being held to use the points members have given up but may be able to "juggle" these points to free up villas.

I can't say for certain how they do it but based on discussions with management, it appears they try to take the lower times as a rule and save the in demand times for members. Obviously this means less income for the system and higher points costs for direct exchanges (like Concierge Collection) but I think it's the better and more fair way overall. They could go in and reserve the holidays and rent them out more easily and for more money but the availability would be less.
