David's Vacation Club Rentals Raises Prices

Least we forget, David's Rentals is a completely private business. If you feel you should receive more compensation than offered by David's, then find another business to deal with or rent out the points yourself.

Let me throw a wrench in this topic....last I checked are we not suppose to turn our memberships into a business....The way his business is running its turning into a commercial business not only is he renting his own points out which is fine but he is brokering other members points....isn't that against the policy or is it that since others are putting more money in their pocket because of this business they look the other way...
 
We have rented our points in the past and we have also used David's service.

As long as this model stays in place, if we decide to vacation somewhere other than WDW, we'll be going through David's service to rent out our extra points.

All DVC Condominium Association Master Declarations have similar language about Owners using their memberships for commercial purposes. Quoting from section 12.1 of the VGF Preamble about Personal Use:


". . . use of Vacation Homes and recreational facilities for commercial purposes or any purposes other than the personal use described in this Declaration is expressly prohibited. "Commercial purpose" includes a pattern of rental activity or other occupancy by an Owner that the Board, in its reasonable discretion, could conclude constitutes a commercial enterprise or practice. From time to time, to the extent that the board determines that use is occurring that is for a commercial purpose, the Board may in its sole and absolute discretion, adopt policies to provide what constitutes a commercial enterprise, practice or purpose."​


Since David's business has been operating for several years, its apparent that the Board has decided his service is within the letter of the Master Declaration. Acting as a broker to facilitate the renting of points is not the same as conducting a commercial business to rent points as an owner to another party. I know that David owns some points in his own name. However, I do not know if he actually rents out his own points to others.

We can quibble whether acting as broker is the same as acting as an owner, but it seems the issue has already been settled by the Board.
 
Why should he add any other DVC's? Obviously the ones Daviddo has mentioned are in highest demand. Simple Economics. I sold points via David Rentals this past year and it went well.
 

And maybe this is just baby steps...Let's see how this goes and if it goes well, they will add more resorts/seasons/weeks whatever. Just guessing...

I used David's once to rent points before I was a member. It was super easy and I recommend it to people every chance I get!
 
All Disney sees is a reservation made by a member to someone else. They don't know how the relationship between the two came to be. They could be family, friends or strangers. They would not know David is the broker since he is not actually involved in making the reservation with Disney.

I don't think DVC wants to get involved because the renters are possible future owners.

I am not complaining about his business. I have used his company to rent out my points twice. I am simply stating that is idea of preferred "premium" locations is a matter of opinion and each DVC property has their peak times that people want to book them. If a renter wants to book 11 months out then an extra couple of bucks might be worth it to them.

It's a matter of supply and demand.

While member’s cost of ownership have continued to escalate every year, this is only the second time since 2005 that we have increased compensation to the members.

Does this statement bother any owners?
The cost to own go up 3%-5% each year and the company prides itself that they have only increased compensation to the owners twice in 9 years!

I suspect this message is targeted at renters. Pointing this out to owners is an interesting marketing approach.

The rate at which DVC rental prices increase has alway been too slow for owners who rent. But David competes with other brokers and other owners - and someone whose OKW or BWV or SSR points were bought for $60 and who really just wants to cover dues doesn't necessarily want to maximize their revenue - they may just value renting quickly and easily.

Renting DVC points has never been a great way to make money (for anyone renting their own points). Its a good way to cover costs for the year on points you can't use.
 
I think charging a premium for certain high-demand reservations will increase business ACROSS THE BOARD for David. He obviously has a strong enough demand to now require a premium price for rentals at the highly desirable resorts especially during the most coveted times during the year.

But I also think this will increase David's business and demand at AKV, OKW & SSR. Since potential customers come to David's looking for good price, this new "2 tier" system will increase the demand at AKv, OKW and SSR because renters can now get David's "best price" by selecting one of these records. Lets face it, staying at ANY DVC resort is the real prize - now the cost-conscious renters have an even better reason to select AKV, OKW & SSR.


Everyone wins since 1) David's increases his business across the board and 2) David's customers can select from a 2-tier pricing system and 3) DVC members at ALL resorts now have a more equalized chance to rent their excess points quickly, easily, safely and effectively!

I've used David's this past year and found his service to be both professional and efficient. Keep up the good work David!
